About Community Manager

  Karya Property Management is always looking for a qualified and professional Property Managers for our Providence at Baytown property.

  We are looking for reliable and experienced professional to join and help contribute positively to this property.

  KPM Property Manager Job Description

  The Property Manager (PM) is responsible for all aspects of the property that he/she is assigned to. The PM oversees all on-site staff while communicating with and updating their Regional Property Manager (RPM).

  PM duties include but are not limited to:

  Daily property walk-throughs

  Maintain property aesthetics (exterior and interior)

  Supervise and co-ordinate all marketing activities

  Overlook leasing activity – follow up on leads and approve application outstanding

  Helps set the standard on how other staff member engage prospective and current residents.

  Actively manage customer satisfaction and improve retention rate - encourage property staff to follow up on renewals

  Helps with training staff as necessary and models effective sales techniques on a daily basis.

  Review collections daily and make decisions where required

  Monitor all property work orders and supervise execution with lead maintenance personnel

  Manage the make ready schedule and supervise the progress

  Audit rent roll to monitor rent, lease expiration, MTM tenants, evictions

  Resolve tenant complaints

  Inspect all vacant, rehab and make ready units

  Ensure update of all daily activities on the system at the end of each day

  Update all permits (city, sign, etc.)

  Perform weekly inventory of maintenance shop

  Submit all necessary HR paperwork to corporate (new hire, payroll, terminations, etc.)

  Requirements

  Associates or BS degree in related field

  Bilingual required

  3 years minimum experience in Multifamily apartments

  Customer focus and bottom line orientation

  Interpersonal savvy with strong communication and presentation skills

  Well organized with excellent time management skills

  Strong interpersonal skills

  Enhanced negotiation abilities

  Proficient in computer programs, including Microsoft Office

  Ability to use social media to market property information and news

  Ability to work with minimal supervision

  CAM or CAPS preferred but not required

  Benefits

  Salary range will depend on property budget, size, and candidate experience with PTO, Medical, Dental, Vision, & Basic Life Insurance. You will also earn bonus off of performance.
