The REO Specialist ll, will be responsible for managing and monitoring the performance of asset management and property preservations vendors used in the REO process, ensuring that vendors comply with state, insurer and investor requirements. Effectively collaborate and communicate with support groups within default to ensure optimal resolution and/or outcome for issues arising in the REO process. Perform all duties in accordance with the company’s policies and procedures, all US state and federal laws and regulations, wherein the company operates. The target pay range for this position is $24.00-$27.00 an hour.
What you'll do:
Monitor asset management vendor performance to ensure tasks are completed timely and accurately.
Monitor property preservation vendor performance to ensure property rekey, initial services, monthly inspections, and health and safety repairs are completed timely and accurately.
Performs routine follow-up on, on a daily basis.
Utilizes control and pipeline reports to manage process
Documents all servicing, action taken, delays, follows ups and phone conversations in the system notes
Ensure all fees and costs adhere to approved allowable amounts.
Review and approve invoices, and if needed request refund of charges in excess of investor guidelines.
Work with valuation vendors to ensure valuations are completed timely.
Review and approve marketing plans and sales terms submitted by asset management vendor.
Ensure accuracy of data in all required loan servicing systems (i.e. Equator, Fiserv/Sagent, Tempo, etc.)
Work with internal teams, including legal, post foreclosure, invoice management, and claims as needed
Research invoicing issues and work with appropriate parties to obtain resolution.
Identify policy and procedure error and report incidents to management.
Identify areas of opportunity for improvement with vendor performance.
Analyze cost estimates, recommend, negotiate and approve fees for services related to property maintenance and repairs in accordance with approved delegated authority.
Analyze REO process turn times as needed
Identifies and resolves complex issues to avoid delays
Adhere to strict confidentiality policies and procedures
Perform other duties as assigned.
What you'll need:
High school diploma or equivalent work experience; Associates degree preferred.
Two (2) year as a REO Specialist role or equivalent work experience.
Two (2) to three (3) years of loan servicing and/or asset management experience.
