Incumbent serves as the manager of the county owned property and is responsible for assigning work responsibilities to Maintenance and Custodial personnel and supervising these departments.Reports directly to the County Commissioners.
DUTIES:
Establishes, coordinates, assigns and maintains the Centralized Maintenance System requirements for all county buildings and associated equipment. This includes, but not limited to, all electric motors, pumps, valves, heating and air conditioning, portable and emergency equipment, and fire/security systems and their associated devices.
Directs and supervises personnel on all major maintenance and/or repair projects and assists employees on difficult assignments, including electrical, plumbing, heating and air conditioning, carpentry, and remodeling projects.
Responsible for hiring and termination of all maintenance/custodial personnel.
Regularly inspects all county owned buildings and equipment to ensure proper operation of equipment and maintenance requirements are performed.
Secures outside contractors for major projects, including specifying scope of services required, securing projects bids, and reviewing cost for prescribed work on all county owned property.
Solicits, evaluates, and approves various equipment contracts and services that cannot be provided by maintenance personnel.
Coordinates all work efforts between contractors, building occupants, and owners to ensure completeness of contracted services to the satisfaction of all concerned parties.
Recommends the Commissioners select specified outside contractors for projects requiring council appropriations.
Orders and maintains required parts and supplies necessary to perform required maintenance on all county properties.
Estimates department budget requirements for maintenance of all properties, maintenance personnel, custodial, and contracted services for review by County Commissioners.
Maintains building blueprints for each county building and equipment inventory. Maintains utility records and department personnel attendance records, including job assignments.
Maintains complete files/records of all building repairs and maintenance performed on all county buildings and equipment.
Responsible for the removal of snow and ice from all county owned parking lots and properties.
