  Job Summary:

  The Contracts Manager is responsible for management of contract review and negotiation, including pre-qualification agreements and requirements, bid clarifications and exclusions, and contract award negotiation of key terms and conditions. Additionally, the Contracts Manager will assist in carrying out the department’s initiatives.

  Requirements:

  Education:

  · A Bachelor’s degree in Business or a related field. The degree may be substituted with a minimum of 10+ years of practical experience in the construction industry.

  Experience:

  · At least 5 years of experience reviewing and negotiating construction contracts with clients in various industries is required.

  · At least 5 years of experience drafting and negotiating contracts with vendors and/or subcontractors from multiple disciplines within the construction industry is required.

  · Vendor management and/or compliance experience within the construction industry is preferred.

  Skills:

  · Ability to work with and effectively communicate, orally and in writing, to all levels within the organization.

  · Ability to multi-task and work in a fast-paced team environment with a commitment to reach goals and meet deadlines.

  · Detail-oriented, self-motivated, and well-organized.

  · Demonstrates proficiency in MS Office and relevant software applications.

  · High-level computer skills with the ability to quickly learn new applications.

  Responsibilities:

  · Manage all aspects of review and negotiation of upstream and downstream project contracts from RFP stage through contract execution.

  · Manage review of and assist with negotiation of leases and other transactional contracts.

  · Provide support to Estimating and Operations in understanding contract terms and conditions and managing contract requirements.

  · Assist with development of policies, procedures and workflows related to all contract related matters and other processes impacted by CRL.

  · Assist with development of department training materials and presentations.

  · Participate in cross training and act as a backup in related areas when needed.

  · Effectively maintain positive and ethical working relationships with clients, vendors, and internal customers.

  · Supervise other CRL department personnel including the Project Contracts Specialist and Contracts & Compliance Specialist

  · Contribute to the development and implementation of the CRL Department Strategic Plan.

  · Actively support and promote ongoing development of LEAN processes in all CRL related areas.

  · Other duties as required

  Physical Demands Working Environment:

  · Ability to lift twenty-five (25) pounds, bend, stoop, and work safely around equipment, materials, supplies, and other items to be handled.

  · Ability to work at a computer for multiple hours.
