　　The ideal candidate will be based out of either Salt Lake City, UT, Las Vegas, NV, Phoenix, AZ or Denver, CO. This position will require 40% overnight travel.

　　This job contributes to Starbucks success by leading the selection and lease negotiations for future retail sites in order to achieve a superior real estate position for Starbucks stores. Models and acts in accordance with Starbucks guiding principles.

　　As a real estate manager , you will…

　　Research new and existing submarkets through broker networks, new market surveys and visits. Meet with landlords and city representatives. Respond to unsolicited site submittals.

　　Track performance goals and budget. Prepares management and pipeline reports and business plans. Compiles integrated market strategy report, post-analysis report and other special project reporting.

　　Within a limited scope, manage all aspects of market development. Participates in strategic planning. Updates target lists, maps and target books. Conducts title searches. Analyzes site surveys and leases. Tours regions with visits to competitors and existing sites. Prepares letters of intent, confirmation letters, site surveys requests, pro formas and site submittals. Coordinates design and constructions issues with internal partners and landlords. Resolves legal and lease issues.

　　· 3+ years of Retail or restaurant new store rollout

　　· 3+ years of Financial planning and market analysis

　　· 3+ years of Project management in chain store, retail or commercial brokerage

　　· 3+ years of Real estate deal-making and negotiations
