Salary: 70,000 - 100,000/Year
Full-service property management, development and leasing company located in Wilmington, Delaware with long tenure and virtually no turnover. Average tenure is between 11 and 20 years. They currently own and manage over six million square feet of commercial retail space, they are branching into multi family, and residential space. This role can oversee 1 -2 properties for a person with 3 -5 years’ experience, or 5 -10 properties for a tenured candidate with 7+ years’ experience. Commercial Retail experience is a must.
The Operations Manager will be the single point of contact responsible for facilities management, assisting the Facility Manager and the Corporate Real Estate team with the delivery of quality facility management services.
Bid Implement negotiate annual maintenance contracts.
Perform routine property checks and identify maintenance needs.
Coordinating with contractors’ routine maintenance and or repairs as needed
compiling list for repairs and future property upgrades
Working with vendors who service properties, checking quality of work and contracted services.
Work with tenants for any repairs/maintenance items that fall under Landlord responsibility.
Work with General Contractors for projects on specific properties: Maintain schedules, coordinating work within property guidelines, coordinate work as needed to not affect tenants during the construction process.
Identify liability and implement repairs or maintenance to minimize risk.
compile a comprehensive budget based on expense history.
Work with local town authority for to comply with local and state codes.
Facilities Management
Provide leadership and direction for the efficient operations and maintenance of all facility electrical, mechanical, structural, and life safety.
Complete quarterly onsite inspections which require manager to travel to each site.
Verify all work has been completed to satisfactory standards.
Vendor management skills are required to ensure all vendors are delivering to the service levels expected and contracted to
Oversee daily operations of sites including setting priorities on work to be performed in collaboration with Facility Manager objectives.
Manage PM work orders for ongoing inspections and regularly scheduled maintenance.
Partner with MES to deliver high quality work order performance.
Ensure that service levels are maintained at the appropriate level.
Any and all other duties and tasks assigned.
Budgeting/Reporting
Aid in preparation of budgets for operations
Preparation of regular and ad-hoc reports
Desired Experience And Technical Skills
Strong organizational and management skills
Minimum of 5 years of Facilities Management experience required either in the corporate environment, third party service provider or as a consultant.
Strong interpersonal and supervisory skills
Strong presentation skills
Proficient in MS Office, and MS SharePoint
Computer proficiency in CMMS (Work Order) systems
Ability to supervise vendor performance during normal and off hours including weekends when necessary.
Preferred
Knowledge of real estate, management, accounting and building systems
