The Jr. Real Estate Specialist will negotiate and coordinate property acquisitions in multiple states. This person will research future new site locations, work with local municipalities, and manage existing properties.
Compensation: $60,000- $80,000 Key Duties and Responsibilities
Negotiate purchase price and terms with seller or broker for purchase transactions and recommend modifications as necessary.
Negotiate and prepare purchase and sale agreement in accordance with company policy.
Research future sites for new Moon Valley Nurseries
Manage Properties for existing Moon Valley locations
Obtain business license and certificates of occupancy.
Work with city municipalities
Open escrow and review title reports, preparing deed and reviewing closing documents.
Be involved from letter of intent all the way to closing of escrow.
Be conversant in Real Estate terminology as this person will be exposed to leadership quite often.
Order and review surveys, appraisals, soil test and environmental assessments.
Examine title commitment for title insurance and review and approve all closing documents for completeness and accuracy.
Coordinate location analysis of potential acquisitions as assigned.
Qualifications: Knowledge, Skills & Abilities
4+ years of related experience in real estate transactions
Commercial real estate experience, investment property or income property
Travel up to 75%
Bachelor's Degree
Real Estate License
High proficiency in MS Office Suite (Excel, PowerPoint and Word)
Strong analytical and problem-solving skills
Excellent verbal and written communication skills to effectively present information
Demonstrates initiative, leadership, team building skills and ability to meet deadlines
Highly organized with ability to manage multiple tasks in a dynamic, team environment
Education Four-year degree in accounting, finance, business administration, or related field (or equivalent knowledge gained through formal education, specialized training, or additional job experience) Physical requirements/Working conditions Primarily working in a basic office environment: ability to sit, stand, walk, kneel, stoop, use stairs, reach, pull and lift objects up to 15 lbs. Able to work outdoors for extended periods of time in possibly extreme conditions, including rain, heat, sun, and wind. A company vehicle may be provided, and if not, mileage reimbursements will be made. OTHER Subject to MVR and criminal background check
