　　We at Family Services Association have an opportunity for a Part Time (30 hours per week) Buildings & Grounds Janitor for two of our Fall River locations.  The hours are from Monday through Friday, 4:00PM - 10:00PM.   

　　Job Summary:

　　The Building and Grounds Janitorial Worker is responsible for cleaning buildings and some general maintenance of all agency property including outlying sites and programs.  The worker is accountable to the Facility Operations Supervisor.

　　Duties and Responsibilities:

　　Perform daily janitorial duties. Clean window blinds and dust window sills, clean glass partitions and doors, dust woodwork, fixtures, and furniture as needed and scrub surfaces. Sweep, vacuum and wash floors. Empty of wastebaskets including emptying shred bins and storing securely. 

　　Perform regular floor maintenance; steam-clean carpets use cleaning solutions to remove stains and clean surfaces; apply wax to coat floors and buff; apply sealant to floors as needed.

　　Clean, disinfect and deodorize rest rooms, replenish supplies.  Clean and disinfect kitchens, including cleaning microwave and refrigerator. 

　　Responsible for maintaining cleanliness of parking lots and walks. Remove snow from sidewalks and sprinkle salt on surfaces when needed.  Remove trash and weeds as needed.

　　Paint and refinish walls, ceilings, woodwork, assemble furniture and other equipment, be able to move furniture, cabinets, and other equipment.

　　Assist in performing a variety of building maintenance work including minor plumbing, carpentry, electrical repair, and painting.  When a licensed contractor is required, responsible to report recommendations to the supervisor.

　　Set up and breakdown tables, chairs and/or sound systems for conferences and other meetings and return rooms to standard seating.

　　Install window air conditioners each spring season for summer use and remove for the fall.

　　Monitor building security and safety, ensuring proper opening and closing, including: locking/unlocking doors, turning on/off lights, air conditioners and heaters, checking electrical appliance use to ensure that hazards are not created, turn on/off intrusion alarm. Spray insecticides to prevent insect infestation.

　　Perform monthly inventory of supplies needed.

　　Work effectively as a member of a team.

　　Complete all other reasonable assignments as directed by supervisor.

　　Education and Experience:

　　A high school diploma or GED.

　　3 years of related experience and/or training preferred.

　　A valid driver’s license with a good driving record is required.

　　Must be able to meet the physical demands of the position, which include the ability to lift and carry up to 55Lbs. occasionally up to 100Lbs. of products and materials, crawl, bend, stoop, lift and carry a 32-foot ladder.

　　Must be skilled in fundamentals of carpentry and plumbing and have the ability to run light power tools and equipment.

　　Must be flexible with work hours for emergencies or weather related issues as needed.
