Job Title: Facility Maintenance Manager
The Facility Manager shall be responsible to the Customer’s Representative and Fluidics’ corporate management for the direction supervision, performance, and control of all administrative, operation, maintenance, repair, subcontract, and related services.
Essential Duties / Responsibilities:
Responsible for supervision and control of all Building Operations Services to ensure they are performed in an effective and efficient manner.
Familiar with the requirements of the contract and the related schedules to ensure properly skilled staffing levels are provided.
Work with the Customer’s Representative and Fluidics’ corporate management on matters relating to the services performed with a view toward obtaining effective coordination of all operations.
Implement policies and procedures of the Customer’s Representative and Fluidics relating to all services covered by the Scope of Work.
Submit Weekly Status Report, Monthly Status Report and Invoices as required.
Responsible for collection, analysis, and dissemination of subcontractor’s cost data.
Responsible to manage and for quality of building construction and retrofit projects under Facility Manager’s control.
Issue reports and summaries reports to the Customer’s Representative.
Develop and implement long-range plans such as equipment / systems replacement and overhaul; and overall planning for Customer.
Responsible for the training of Fluidics’ on-site personnel in the performance of their prescribed duties including developing emergency procedures.
Assure work responsibilities are allocated properly among subordinates by the development and implementation of manpower schedules, work methods and procedures designed to obtain low cost and efficient operations for the Customer.
Establish and update preventive maintenance program, work methods, procedures, scheduling, coordinate such programs for effective and low-cost operations, and establish efficient beneficial use of the CMMS.
Establish, implement, and maintain an energy conservation program for the systems operated and maintained by the Fluidics. Constantly review and make recommendations to reduce energy consumption or otherwise make the system more efficient / economical.
Responsible for the establishment of performance standards for each phase of work.
Responsible for adherence to standard practices and quality specifications for all work performed.
Establish a program for acquisitions, storage, and accountability of all operating materials, tools, and equipment.
Contract for services of subcontractors, evaluate bids, make recommendations to the Customer’s Representative and supervise subcontract work to its completion.
Make regular inspections of all related areas and operations, report findings to Customer’s Representative, and institute corrective actions.
Meet regularly with subordinates to review all areas of responsibility and take corrective measures as necessary.
Perform any additional duties on an as required basis where such duties are within the scope of contractual obligations.
Develop and oversee an effective work safety program.
Develop and oversee an effective code compliance program.
Requisition use of maintenance funds.
Qualifications:
A Bachelor of Science in management, mechanical or electrical engineering with a minimum of three (3) years practical field experience in Facility Operation, or a minimum of seven (7) years of practical facility management and operation.
Minimum of three (3) years’ experience in a maintenance administrative capacity, to include preventive maintenance and plant operation procedures, manpower utilization, energy management and conservation and contract management, is highly desirable.
Ability to write well and communicate orally, and ability to interface well with administration, maintenance and tenant personnel. Computer skills required.
Experience with computerized maintenance management systems is highly desirable.
