  General Description

  This is a first level supervisory facilities position involving responsibility for the proper maintenance and cleaning of one or more buildings. The work is performed in accordance with general instructions and is subject to review by inspection. Supervision is exercised over the work of a staff of janitors, cleaners, and other employees. Related work is performed as required.

  Typical Work Activities

  Inspects the cleaning and maintenance work performed by subordinates or outside contractors;

  Inspects building(s) for cleanliness, orderly appearance, and overall condition;

  Gives instructions to subordinates in the use of building cleaning supplies, materials, and equipment;

  Plans work schedules and sees that they are maintained;

  Assesses emergency calls in the building(s) and prioritizes addressing them, either personally, with available staff, or by use of outside contractors (i.e. elevators, sprinklers, alarms);

  Coordinates, and may assist with, moving of furniture, cubicles, and shelving; painting, etc.;

  Orders supplies and reports repairs to be made to building and equipment;

  Personally performs a variety of janitorial tasks;

  Makes minor carpentry, plumbing, and other building repairs;

  Assists with coordination, preparation, and set-up of facilities for special events;

  Works with higher level facilities manager to develop long range plans for annual maintenance and achievement of building operational goals;

  Provides input to higher level facilities manager on subordinates’ performance issues, probation reports, and potential discipline actions.

  Minimum Qualifications

  Completion of 10th grade, PLUS

  Three (3) years of full-time work experience or its part-time equivalent in janitorial or building maintenance activities.Exam Information

  Scopes/Subjects of Examination: A test designed to evaluate knowledge, skills, and /or abilities in the following areas.

  Ability to Read and Follow Written Instructions: These questions test for the ability to read, understand, and apply written instructions for performing tasks similar to those encountered on the job. All the information needed to answer these questions will be provided in the test booklet.

  Building Cleaning: These questions test for knowledge of basic principles and practices of building cleaning. They cover such areas as equipment, tools, supplies, methods, and procedures for cleaning different types of surfaces and materials under various, commonly occurring circumstances.

  Building Operation and Maintenance I: These questions test for knowledge of the basic principles, practices, and techniques essential to the correct operation and maintenance of public buildings. They cover such areas as building maintenance; preventive maintenance, and minor repair of electrical and plumbing systems; methods and equipment for snow removal; building safety, and equipment storage.

  Supervision and Training: These questions test for the knowledge required by a supervisor to set goals, plan and organize work, train workers in how to do their jobs, and direct workers towards meeting established goals. The supervisory questions cover such areas as assigning and reviewing work, evaluating performance, maintaining work quality, motivating employees, increasing efficiency, and dealing with problems that may arise on the job. The training questions cover such areas as determining the necessity for training, selecting appropriate training methods, and evaluating the effectiveness of training.

  Test Guide:

  The New York State Department of Civil Service has not prepared a test guide for this examination. However, candidates may find information in the publication 'General Guide to Written Tests' helpful in preparing for this test. This publication is available online at:https://www.cs.ny.gov/testing/testguides.cfm.

  The Central Library of Rochester and Monroe County May have exam-related material, as well as, other branches.
