The Facilities Management Analyst is responsible for managing contract services and property management for existing Inspire Company Restaurants (ICR). This is mission critical to achieving regulatory compliance for fire life safety, kitchen hood cleaning, used cooking oil management, pest control services and grease trap pumping. Position will also manage the decommissioning process for closed stores, the maintenance program for excess property and facilities responsibilities for DOT matters.
RESPONSIBILITIES
Develop and manage a contract services program for all Inspire Company Restaurants including fire life safety, kitchen hood cleaning, used cooking oil management, pest control services and grease trap pumping. Accountable to deliver cost savings by leveraging economies of scale and ensuring services are performed at the right frequency mandated by each jurisdiction.
Manage the decommissioning process for closed stores, develop and oversee maintenance contracts and repairs for excess properties, and execute projects related to DOT. This will involve cross-functional partners including Lease, Real Estate, Operations and Finance
Responsible for executing due diligence related to M&A activities for ICR. This includes conditional assessments of sites, providing cost estimates to bring buildings to brand standards, overseeing needed repairs and serving as a stakeholder on M&A project teams.
Vendor Management – use reporting to measure performance and hold vendors accountable to established budgets and KPIs. Conduct vendor business reviews at a regular cadence. Source new vendor as needed.
Utilize industry expertise to develop scopes of work for the specific assets and compliance matters, negotiate pricing, award business based on pricing and ability to meet levels of service, and manage ongoing vendor performance.
EDUCATION AND EXPERIENCE QUALIFICATIONS
Minimum 2-Year Degree
Five years program and/or vendor manager experience required in a fast-paced Property Management, Risk, Regulatory Compliance, Real Estate or Facilities Management organization developing and implementing processes and programs to gain efficiencies and reduce costs.
Demonstrate ability to work independently, prioritize projects, analyze contracts, hold vendors accountable, influence without authority and make decisions. Strong level of detail orientation, organization, and communication skills.
REQUIRED KNOWLEDGE, SKILLS or ABILITIES
Deep understanding of contracts, regulatory compliance, vendor management and property management.
