About The Role
As an Assistant Project Manager, Tenant Coordination, this position will be responsible for coordinating retail and office tenant build outs in Howard Hughes assets. Excellent communication skills and knowledge of commercial building design and construction practices, as well as building systems, are required for this position. This position will support the Tenant Coordination and Special Projects team by interfacing directly with tenants and contractors in the field.
What You Will Do
Prepare, input, track and follow up progress of multiple projects through internal approval processes of work orders, contracts, change orders, etc.
Track and follow up requests from leasing and legal teams for preliminary pricing, exhibits, lease language reviews, and other information required.
Assist with the leasing team with requests for space plans and budget costs.
Work with Tenants to gather information and documentation required for Tenant allowance reimbursement.
Prepare Tenant allowance documents and submit for payment.
Gather and prepare documentation for required project permits.
Coordinate with architects and MEP's on, notice to proceeds, construction document status and RFI's.
Coordinate TDLR (ADA) reviews and track required follow ups for TDLR compliance. Attend on site TDLR inspections.
Work with Tenants to prepare submissions of signage package to appropriate approval authorities.
Walk job sites routinely to ensure project is meeting deadlines and contractors are abiding by building rules.
Conduct a punch list walk for completed jobs with the architect and tenant.
Follow up with project close out documents.
Input tenant coordination jobs into accounting systems.
About You
Bachelor's degree in business, real estate, or a related field preferred. Candidates with experience in related fields will be considered.
Ability to understand how to read blueprints, bid documents and contractor AIA invoices.
Working knowledge of Coupa, preferred but not required.
Strong negotiation and communication skills, with the ability to build and maintain relationships with tenants and property owners.
Strong relationship building with brokers and community.
Knowledge of the local real estate market and leasing laws and regulations.
Ability to work independently and manage multiple projects simultaneously.
Proficiency in Microsoft Office and property management software.
Excellent interpersonal, verbal, and written communication skills
Ability to present to all levels of an organization.
Handle a dynamic work environment with competing priorities.
A team player who can multi-task and is self-directed
Exercise sound judgment when making decisions
Good problem solver/creative thinker
