  The Vice President (VP) - AMH Purchasing will lead the regional purchasing team. This role will be responsible for the purchasing operation across several markets in the region. In addition, this role is also responsible for executing national and regional purchasing initiatives and ensuring the region completes the Company’s stated construction goals.

  Responsibilities:

  Develops, communicates, and executes procurement strategies. Understand market conditions to determine competitive pricing. Ensure compliance of specification and construction standards reviews and approve direct construction costs, extra purchase order claims and contracts. Develops and executes negotiation plans (pricing, delivery, timing, and contractual language) for key purchases. Monitors compliance with established contracts and agreements.

  Supervise negotiations and contracts with subcontractors and other vendors. Serves as escalation point for resolution of any market operations, construction, and vendor related issues. Ensures market teams complete the company’s stated construction goals.

  Work with purchasing leadership in other regions to develop purchasing process, procedures and negotiate national agreements. Actively support the progress of JDE roll out, and development of the National Purchasing support team.

  Oversees activities of the markets. Manages, trains, and coaches the team while guiding individuals to reach their potential and providing constructive feedback for employee development. Prospects, interviews, and strategically hires new and replacement employees. Actively participate in market operations meetings to assess progress toward goals, enabling coaching, leadership, and constructive conversations with the market team to drive alignment with the Company's development goals.

  Explore new products and processes from a feasibility and value basis. Reviews plans and specifications from a cost perspective and identifying areas, which warrant detailed review. Prepares and maintains comparative feature analysis identifying alternative sourcing and their cost differential.

  Ensure market team compliance of AMH processes, SOX and record keeping requirement.

  Requirements:

  Bachelor’s degree in Business, Finance, Engineering, Building Science, Construction Management, or a related field preferred.

  A minimum of four (4) years of related purchasing or procurement experience required.

  A minimum of three (3) years’ experience in leading a purchasing department required.

  Experience in managing purchasing team for multiple divisions and markets preferred.

  Valid driver’s license and satisfactory driving record required.

  Two (2) or more years of homebuilding industry experience preferred.

  Demonstrated knowledge of residential construction and the components required to construct single family and multi-family homes required.

  Demonstrate advanced Excel proficiency, especially in pivot tables, to efficiently analyze data, generate reports, and make data-driven purchasing decisions in support of the AMH's development goals.

  Excellent verbal and written communication, planning, budgeting, analysis and organizing skills.

  Strong leadership, employee development, relationship management, negotiation, and problem-solving skills.

  Must be able to multi-task.

  Must be able to use discretion and independent judgement.

  Must be able to implement process improvement changes.

  Must be able to work in a team environment.

  Must be able to pay close attention to details.

  Must be able to adapt and flex to a changing environment.

  Must be able to lift/carry:

  20 pounds to waist height

  20 pounds to shoulder height

  20 pounds above the head
