　　As at 31 March 2022Overview of the Role

　　The Nuveen Real Estate Debt Capital Market team’s primary remit is the provision of leverage solutions to the property funds, JVs and segregated mandates managed and advised by Nuveen Real Estate (together “the Funds”).

　　The subject role is to provide support to the Head of Debt Capital Markets EU & APAC in designing, executing and recording debt strategies for the Funds, with particular emphasis on supporting the implementation of the appropriate debt and hedging solution for the Funds including:

　　Advising Funds on available and appropriate financing strategies having regard to market conditions, fund requirements and the regulatory framework relevant to debt and hedging;

　　Providing comparative analysis of financing offers received from lenders;

　　Assisting in obtaining external and internal approvals for selected strategies; and

　　Supporting the negotiation and documentation process to govern such arrangements.

　　The role requires the individual to liaise with internal stakeholders, primarily Portfolio Managers and Fund Finance and Operations Teams, across all the Nuveen Real Estate offices (ex US), to ensure the DCM team provides each Fund with new, best-fit debt and hedging strategies or amending current financing arrangements accordingly. It also requires direct interaction with Lenders and counsel to explore possible financing strategies, to compare financing offers and recommend on the “right” financing options / amendments, and to execute these arrangements.

　　The role requires relevant experience of real estate debt underwriting, and to a lesser extent negotiations skills, legal documentation experience (for real estate loans and hedging), numerical competency and good communication and interpersonal skills. The role requires knowledge of the funding market.

　　Duties and responsibilities include:

　　Collating financing offers, analysing term sheets and providing analytical support in order to evaluate financing offers received;

　　Presenting debt strategy recommendations to Portfolio Managers, Fund Boards and Investment Committee;

　　Support the closing process and work with external counsel and internal teams to deliver legal documentation in line with recommended terms;

　　Modelling and executing recommended hedging strategies including all legal documentation;

　　Ensuring accurate record maintenance of all debt and hedging positions;

　　Producing periodic reports for internal management in relation to loan and derivative exposures;

　　Continually look to improve current processes and quality of reporting to ensure internal management have an accurate and clear view of current loan book and sensitivity analysis to changes in underlying variables;

　　Supporting the Treasury Analyst on loan governance and due process to ensure data integrity and to drive improvements and efficiencies in these areas

　　Technical Skills & Qualifications Required

　　University graduate preferably in a maths, business or a real estate related discipline;

　　User of MS Excel, Word, Access, Powerpoint, Outlook and Bloomberg ;

　　Demonstrate experience in real estate financing analysis;

　　Pro-active individual and a strong “self-starter”; and

　　Outgoing, confident and ambitious person with knowledge of real estate lending

　　High degree of numeracy

　　Strong negotiating and legal documentation skills with particular emphasis on real estate lending documentation;
