  Description

  This role will sit in Amazon's Nashville, TN location and support Amazon assets in the Southern United States.

Our growth in the years ahead will continue to be historic.

  This candidate will be a critical member of the Worldwide Real Estate team and will provide Asset Management for future fulfillment locations awaiting development within North American Operations. The Asset Manager for Idle Assets will report directly to the Senior Asset Manager. Due to the nature of the role, there is expected travel up to 30% and have some after hours/weekend responsibilities.

  The current portfolio is comprised of 284 properties ranging in size and type, up to 39.1 million square feet with moderate future portfolio growth planned. The portfolio is divided into three regions of approximately 70-100 sites per region.

  This candidate will demonstrate a solid comprehension of real estate industry best practices, and demonstrate excellent problem-solving skills with diverse stakeholder groups. The candidate also needs to be able to function independently at a high level within an incredibly fast-paced and unstructured work environment. Some domestic travel may be required, as needed for site visits, third party partner meetings, building functionality / site condition reviews, etc.

  Key job responsibilities

  • Daily oversight of Property Management service partner for a large portfolio of owned and leased assets and/or specific asset management functions within a large portfolio, driving tactical and productive conversations with our third-party property managers and internal stakeholders.

  • Key focus areas: ensuring tenant lease compliance, asset value preservation, positive community relations and compliance with local and national authorities; assisting with the optimization of asset management business processes.

  • Work with third party Property Management service provider to ensure appropriate site action plans and budgets are prepared for capital projects as required.

  • Develop and manage appropriate reporting and tracking tools for monitoring key initiatives and for measuring partner performance.

  • Engage with internal Finance partners for operating cost tracking and developing Key Performance Indicators against market benchmarks.

  • Possess the ability to function in a dynamic and ambiguous real estate environment.

  • Data Management: Possess the ability to manage portfolio databases, navigate Amazon Approvals and SIM platforms and keep site information up to date.

  • Can work in Amazon financial platforms such as Coupa and Contract Central.

  • Management of site operating expense budgets.

  A day in the life

  Respond to inquiries from internal Transaction managers, Regional Asset Managers, stakeholders and external third party property managers regarding Amazon's leased and owned idle properties. Provide tactical support for these inquiries when required or redirect to other internal resources.

  About the team

  For context, an “idle site” refers to a site, owned or leased, that is not occupied by Amazon nor under development.

  The Idle Asset Program was developed to: (1) provide oversight of the base building requirements of current idle sites; (2) manage the approval process of sites being proposed into idle status; (3) provide a single source of truth to communicate status of current idle sites; (4) notify Transactions of site status to develop a disposition strategy; and (5) provide oversight of the site decommissioning process to ensure the building is returned to the landlord in a condition adherent to lease obligations.

  Because these sites are not moving through the standard, linear lifecycle (deal closing, construction, launch), they pose unique risks to the company if not properly attended. Risks include deterioration of the physical property, attractive nuisance issues like encampments/vandalism, and regulatory violations. In order to prevent or mitigate these risks, and subsequent reputational damage, a formal process for identifying these idle sites and approving their mechanism for maintenance utilizing appropriate funding is required. No such process exists today and therefore the result has been a reactive versus proactive approach to supporting these valuable assets.

  Basic Qualifications

  Bachelor's Degree in business, engineering, architecture or similar OR 5 years of equivalent experience.

  5+ years of experience in commercial or industrial property management

  Knowledge of commercial lease terms

  Experience managing landlord/tenant relationships

  Experience in facility management and base building processes

  Experience with/understanding of basic construction terminology and cost estimating

  Experience with the Microsoft Office Suite including Word, Outlook, and Excel

  Preferred Qualifications

  Have earned or working towards FMP, CFM, RPM/RPA, CPM, or comparable professional designation.

  Experience working in commercial real estate software platforms and financial systems, eg., BIM360, Tableau, and similar.

  Experience working with other software platforms such as WorkDocs, SharePoint, Wiki, and similar

  Ability to analyze and interpret complex tenant leases

  Ability to communicate with and educate stakeholders on lease compliance responsibilities.

  Ability to problem solve complex issues.

  Ability to develop and review property operating and capital budgets.

  Process improvement

  Knowledge of construction techniques and terminology.

  Time management and organizational skills

  Ability to communicate clearly, effectively, and with proper professionalism.

  Ability to build trust among colleagues and service partners.

  Self-starter with a proven ability to work successfully with ambiguity.

  Manage high volume work environment with diverse obstacles.

  Experience with industrial real estate portfolios.

  Experience with managing relationships with third party service providers.

  Understands tenant alteration/construction requests and ensuring overall safety for the property.
