POSITION SUMMARY
The Real Estate Asset Manager plans, and coordinates activities related to the Real Estate functions. These include, but are not limited to, approving and coding payments for CAM items such as property taxes, water& sewer, and utility invoices. Further, this position would be responsible for taking inventory of property, property tax abatement, annual municipal income statements& certifications for tax exemptions, collection and depositing of rent payments by working with AtlantiCare's finance team to ensure the processing of collections and conducting follow-ups.The Asset Manager maintains appropriate systems to monitor department processes and improvement initiatives. The Asset Manager maintains decisions that support capabilities and analyzes for the financial aspects of the Real Estate Department. The Real Estate Asset Manager acting as a tenant to outside landlords will work on CAM processes including communicating and responding to landlord annual estimated CAM, confirming audit right in lease, and confirming CAM reconciliation date to contest and establishing a list of all properties.While acting as landlord, the Asset Manager will communicate and invoice tenant annual estimated CAM, confirm CAM reconciliation date to contest -- establishing a list of all properties, determine what costs can and should be allocated to CAM, prepare estimated CAM with finance (review& allocate expenses), determine the amount of costs and the percentage of allocation, confirm deficient or late invoices and payments from vendors or accounting, conduct annual review and allocate actual CAM costs with finance, check CAM against budget, and confirm tenant paid required CAM.The Real Estate Asset Manager will also be involved in lease development and execution. This entails sorting and filing missing source documents, creating intercompany leases, processing new lease requests, recast -- extend expiring leases, renegotiate existing leases, establish lease standards and take inventory. The Real Estate Asset Manager will be involved with property acquisition as well by providing due diligence process for fit, use, environmental and budget review, and negotiating with land owners. In addition, they will conduct property searches for new locations for new departments. Lastly, they will work on land use approvals such as serving as a point person for projects, manage approvals during the site and building design process, and manage condominium documents.This position supports organizational goals by providing quality customer service, participating in performance improvement efforts and demonstrating a commitment to teamwork and cooperation.QUALIFICATIONSEDUCATION: Master of Business Administration preferred, Bachelor's degree in related field or in lieu of degree 3-5 years of experience. LICENSE/CERTIFICATION: EXPERIENCE: 3 -- 5 years related experienced required.PERFORMANCE EXPECTATIONSDemonstrates the competencies as established on the Assessment and Evaluation Tool for this position.WORK ENVIRONMENTThis position requires sitting, standing, walking, stooping and crouching a majority of the workday. Works with such equipment as computer terminal, fax machine, printer and copier.Must be proficient in MS Office (Excel, Word and Power Point). Must have valid driver's license, registration, insurance, transportation, and be able to pass a motor vehicle check.REPORTING RELATIONSHIP
