JOB TITLE: Maintenance Director Alva & Fairview
JOB SUMMARY: Performs minor repair of all buildings and equipment andassists with custodial duties, under the
general supervision of the Assistant Superintendent, needed to maintainthe school premises to
provide students and employees with a safe, attractive, comfortable, andclean place to work,
learn, and develop. Assist with general operational needs of thedistrict to include, but not
limited to, student transportation, assemblies, marketing, andrecruitment.
QUALIFICATIONS:
Education: High School Diploma/GED Required
Experience: Evidence of successful work experience related to building &grounds maintenance.
Certification: Valid Drivers License Required. Training/Certification injob related areas preferred.
Dependability: Regular attendance following a designated work schedule.
Skills Required:
Communication skills, including oral and written. Ability to understandand respond to job
instructions and to exchange information.
Mathematical skills including ability to perform basic addition,subtraction, multiplication,
and division in performance of job.
Reading and interpreting skills used to read and interpret routinewritten or printed
materials such as chemical labels, basic charts, diagrams, orinstructional material for
curriculum.
Competent skills required for the use and operation of equipment andtools including but
not limited to buffers, shampooers, mowers, trimmers, various handtools, etc.
Knowledge and ability to effectively maintain floor surfaces in thefacility including but not
limited to ceramic, vinyl tile, concrete, and carpet.
Physical
Requirements: Job requires:
Frequent standing/walking, bending, or stooping; frequent squatting orcrouching; occasional
crawling or kneeling; occasional climbing (including 6-foot ladder);frequent reaching above the
shoulder; continuous pushing or pulling.
Occasional carrying/lifting of up to 75 pounds and frequent lifting ofup to 35 pounds to move
furniture/tables, equipment, and supplies.
Employees use of both feet for repetitive movements as in operating footcontrols and to
use both hands for such repetitive actions requiring simple/firmgrasping and/or fine
manipulation.
Employee must possess:
Hearing/speaking ability to communicate with fellow workers and thestudents/public.
Manual dexterity/visual ability to operate custodial equipment and beable to identify areas
to clean, mop, etc.
Job may require:
using a step ladder; working outdoors in varying temperatures andweather conditions;
operating motorized equipment and exposure to toxic chemicals, dust,fumes, etc.
Mental/Emotional
Requirements: The employee must have the mental ability to understandand follow instructions and avoid safety
hazards. The employee must be able to work alone following standardizedpractices and procedures.
Moderate emotional effort entailed. Must deal with students, teachersand school patrons and remain
calm. Some stress may be encountered. Daily routine activities; frequentdeadlines requiring
flexibility and concentrated effort. Frequently requires working on avariety of issues and problems
at the same time.
ESSENTIAL JOB FUNCTIONS:
1. Supervise all custodial, Building and grounds maintenance staff.
2. Perform minor repair of all buildings and equipment.
3. Perform preventative maintenance on the building and mechanicalequipment on a scheduled basis.
4. Completes checklists on building equipment maintenance proceduresand maintains records of scheduled
maintenance procedures.
5. Drive school vehicles to include transpor ting students, maintenanceof vehicles, and transporting materials
and items between campuses.
6. Repair doors and door locks.
7. Respond to emergency maintenance requests as required.
8. Assist with the renovation/remodeling of buildings, repairs plasterand drywall, and paints building structures.
9. Perform outside custodial duties such as snow removal as required.
10. Obtain estimates for supplies, repair parts, and ordersupplies/parts as needed.
11. Budget, prepare cost estimates, requisition equipment/supplies andtrack budget expenses.
12. Plan for facility operation, building maintenance, groundsmaintenance, and facility projects.
13. Opens, secures, and locks school as necessary.
14. Cleans assigned areas daily and as necessary. Sweeps vacuums,dusts, washes, mops, and waxes facilities
whenever necessary.
