  Job Description

  Position Summary

  The General Manager - Operations inspires and leads the property team and collaborates across disciplines to achieve property specific business metrics and goals. The General Manager - Operations is responsible for the cost-effective operation and preservation of the property, builds strong local community relationships, champions corporate-wide initiatives and achieves operational excellence in all areas while complying with safety and health principles.

  Responsibilities

  Operate a clean, well maintained property providing guests with a positive shopping experience

  Prepare and manage multi-year ordinary capital and operating expense plans to meet or exceed company expectations; while also identifying operating expense control strategies and tactics

  Strong ownership and knowledge of key metrics for the property including net operating income, cash flow, occupancy, sales and property financing

  Ensure vendor and contractor compliance for all applicable service and/or maintenance contracts

  Manage and develop the talent of the property team while ensuring compliance with all company policies and procedures

  Demonstrate executive leadership by guiding successful teams representative of the company’s core values

  Partner with corporate departments including Leasing, Accounting, Finance, Marketing, National Operations, Human Resources, Development (as needed) to ensure property and corporate objectives are met

  Develop strong relationships with existing and prospective tenants to know sales performance, merchandise trends, top performing categories/brands and be familiar with local market business and real estate trends

  Develop favorable relationships with local officials, government leaders, first responders, key stakeholders, and community organizations

  Support the Safety, Health, and Environment program by incorporating Brookfield Properties’ Life Saving Principles into your work planning and execution

  Identify opportunities to create meaningful partnerships and experiences that drive community connection with the property

  Understand all REA obligations and partnerships with adjacent property owners

  Support the real estate tax team in developing proactive tax strategies

  Understand and monitor utility consumption, utility rate structures, utility rebates through the use of new and existing building control technologies/BAS systems including (but not limited to) lighting controls (BMS/EMS) HVAC, fire/life safety alarm systems, irrigation control, vertical transportation

  Support corporate sustainability efforts to reduce the property’s carbon footprint

  Monitor and assist with accounts receivables as needed to achieve company objectives

  Oversee operations during a crisis situation ensuring the safety and security of all customers, tenants, guests and assets.

  Strong understanding of industry, company, and market trends to execute on company strategy

  Continuously align team & employee development goals with organizational goals

  Other duties as assigned

  Qualifications

  Bachelor’s degree preferred

  2+ years of experience or training in shopping centers or equivalent management and leadership

  2+ years of facilities operations or construction management preferred

  Strong understanding of commercial building systems, HVAC, plumbing and electrical systems; blueprints, CAD drawings and other schematics

  Strong leadership, interpersonal and relationship building skills

  Good working knowledge of financial analysis, budgeting, and forecasting

  Effective writing and communication skills in public speaking

  Strong working knowledge of various computer software such as Microsoft Office, Microsoft Teams, JDEdwards , Proliance, Salesforce

  Ability to adapt to changing work environment

  Recognizable industry certification preferred

  OSHA General Industries 30-Hour course preferred

  The noise level in this work environment is usually moderate.

  The employee is occasionally exposed to moving mechanical parts, high precarious places, fumes or airborne particles, toxic chemicals, and outside weather conditions.
