JOB SUMMARY: The Director, National Strategic Sourcing leads the sourcing of products, optimizes the supply chain by researching and providing foresight of trends as they relate to division challenges, leverages the company's consolidated spend, and drives the implementation and change process for company-wide sourcing strategy.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
National Purchasing Strategy Development
Develop and implement manufacturer and distribution sourcing strategy and purchasing policies for KB Home company-wide
National management of supplier relationships (cost, quality, productivity, service)
Identify improvement areas for optimizing supply chain processes by researching and implementing strategic foresight of commodity issues into the overarching National Contracts strategy
Partner with divisions and trades to strategize how to enhance performance and facilitate resolution related to field delays or issues to meet cycle time goals
Develop product pricing guidelines (category specific), ensure accurate and competitive pricing across category, and audit pull through pricing
Collaborate with divisions and suppliers for solutions to performance/product availability challenges and implement improvement plans to monitor progress
Work with divisions and centralized purchasing administration to maximize incentive collections
Issue national contract updates to all impacted departments
Ensure all national contract language falls within legal guidelines by collaborating with purchasing leadership and legal department
Drive consistency in product usage throughout the company
Responsible for strategic plans for estimated homebuilding contracts values above $100M
Develop scopes of work based on work with trade partners and contracts to ensure negotiation and obligations are clear upfront, especially for specialized situations
Establish direct cost benchmarks and applicable KPIs for cost reduction for existing and future product series
Strategic Sourcing
Identify opportunities and action plans to leverage national, regional, and divisional volume
Lead the negotiation and contracting of all national and regional manufacturers and make key decisions on sourcing, developing new suppliers, and negotiating contract terms
Decide on and implement how to expand trade base and evaluate new trade partners
Update company guidelines for insurance and credit worthiness for national suppliers as required
Communicate business plan expectations to all suppliers to ensure product availability
Communicate with divisional operations teams concerning product information and availability
Recruit large vendor and trade base; oversee bidding and contracting process to ensure efficiency and adherence to KB home practices
Performance Management and Development
Provide management and oversight of assigned employees, including communication of goals and objectives, delivering effective feedback, handling performance management, participating in recruiting/hiring, and communicating corrective actions as needed
Assist in establishing performance goals for the team and continuously monitor and communicate results
Identify team performance gaps and development areas and offer training or coaching solutions to narrow the gap; ensure all training occurs
Participate in regular team meetings to discuss goals & strategy and share best practices
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
Education/Certifications/Licenses
Bachelor's Degree with a preferred major in Business, Construction Management, Supply Chain Management, or related discipline is required
Master's Degree with a preferred major in Business, Construction Management, Supply Chain Management, or related discipline is a plus
Experience
10+ years of related work experience in purchasing, procurement and/or construction management
Prior experience managing and leading employees and national purchasing initiatives
Prior experience in Real Estate industry preferred, ideally in residential homebuilding
Knowledge, Skills & Abilities
Expertise in commodity challenges as they relate to the supply chain and in trade relations as they relate to national contracts and negotiations
Strong verbal and written communication, with the ability to take complex concepts and communicate succinctly and accurately
Strong business acumen
Strong interpersonal and customer service skills
Ability to give, receive and analyze information, and interpret complex issues, in order to determine the root problem and make effective decisions to bring the issue to a successful conclusion

Ability to manage conflict and resolve problems in a professional manner, particularly with internal and external customers and trades

Proficiency in Microsoft Windows and Microsoft Office (Word, Excel, Outlook, & Power Point)
Work Requirements
Conduct business in a professional and ethical manner with potential buyers and external brokers to reinforce goodwill and profitability for the company.
Up to 35% domestic travel required
Candidate should be located near a KB Home location with accessibility to a major airport so that they can easily travel to divisions and the office in Phoenix, AZ, as required; ideally candidate will be located in Phoenix, AZ
