Black & McDonald is currently seeking multiple Building Operator roles (Junior to mid-level) to join our Facilities Management & Operations team on Vancouver Island – several opportunities are available both part-time and full-time across various locations on Vancouver Island. The Building Operator position typically reports directly to the Project Manager.
The Building Operator will be responsible for performing preventative and demand maintenance for the Client in accordance with Provincial Health and Safety regulations and Black & McDonald best practices. The Building Operator will be expected to put the safety of themselves, co-workers, and the public in the highest order of priority and to participate fully in our company safety program.
This is a diverse role and the tasks expected to be performed will vary based on our work requirements and at the direction of the manager/supervisor. High levels of customer service and satisfaction is expected within the role. Duties and responsibilities include but are not limited to the following:
In conjunction with the Project Manager and the team, plan and execute responsive and planned maintenance in accordance with contract requirements.
May assist the Project Manager to develop cost estimates for required repairs and minor works projects.
Provides access and operational support to subcontractors performing work on our behalf, verify that required work is completed and report any deficiencies with proposed remedial actions.
Ensure that work order requests and scheduled Preventative Maintenance (PMs) are prioritized and addressed in a timely manner.
Schedule and co-ordinate work activities with other subcontractors.
Perform mechanical rounds and log readings
Respond to tenant requests
Perform maintenance duties such as cleaning, painting, snow removal, HVAC adjustments, filter maintenance, minor plumbing maintenance, general building repair to common property assets.
Comply with all company policies and procedures
Obtain site information for contracts and service agreements.
Request materials and supplies
Ensure annual fire life safety systems are maintained by third party and inspections are documented

EDUCATION REQUIREMENTS
Secondary school completion required
Trade certification in a relevant discipline would be considered an asset
WORK EXPERIENCE REQUIREMENTS
Basic knowledge of Building HVAC, Plumbing, Electrical, and Life Safety Systems
Several years' relevant field experience is preferred at a minimum
Previous experience as a building operator would be an asset

Expected compensation for this role is a starting pay range between $25-$30/hour dependent on skills and experience.
