We are currently seeking a skilled Assistant Property Manager to join our team in Minneapolis, MN! Moment Apartments, located at 650 Portland Avenue in Downtown Minneapolis, is set to pre-lease in Fall of 2022 with a projected Winter 2022 opening. Sherman's newest development concept, this 10-story mixed-use property is home to 222 luxury smart apartment homes featuring Stratis Smart Home Technology, direct skyway access to Thrivent, and nearly 29,000 SF of commercial/retail space. Future tenants include a Transitional Healing Center on level 2 operated by Champlin-based Firefighters for Healing and nearly 14,000 SF of street level retail including a Starbucks and New Horizon Academy. Property Management Makes appointments, shows apartments, screens applicants, and verifies applications for completion. Shops comparable projects in the market place monthly. Provide excellent customer service with focus on tenant retention. Meets all designated deadlines. Manages property in accordance with budget limitations. Keeps Property Manager informed at all times in the areas of: property conditions, tenant complaints, suggestions for improvement of property performance. Informs management of common areas in need of cleaning and repair. Works on the last day and first day of each month until responsibilities completed; some overtime may be required. Implements comprehensive marketing strategy to meet predetermined vacancy standards. Leases apartments; implements and maintains effective advertising and marketing plan. Shows apartments. Plans and coordinates model apartments. Minimum Requirements 1-3 years of industry experience within residential real estate; or an equivalent number of years of education and real estate management experience Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions. Knowledge of Real Page or other related Property Management software (Yardi, Lead2Lease, OneSite Accounting etc.) strongly preferred. Understanding of Affordable Housing Programs (HUD / MFHA Programs) strongly preferred. As applicable, must possess a valid driver's license, reliable vehicle with insurance and safe DMV driving record. A passion for the mission, vision, and values of Sherman Associates. Office hours may vary due to the specific needs of the portfolio. EDUCATION High School Diploma or GED strongly preferred. Post-secondary coursework in property management, business, real estate or equivalent experience preferred. WORK ENVIRONMENT This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Exposed to ambient ro m temperatures, lighting and traditional office equipment found in a typical office environment; quiet to moderate noise level. PHYSICAL REQUIREMENTS Occasional lifting and/or moving up to 25 pounds. Occasionally required to walk; sit; use hands and fingers to handle or feel objects, tools or controls; reach with hands and arms; stoop; talk and hear. Specific vision abilities required by the job includes close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
