Retail Facilities Management Director
Job Description Summary
Direct activities for the delivery of facility management services, operations, and maintenance for a 7 million square foot portfolio the United States divided into regional markets consisting of client retail centers. Facilitate the delivery of services with a focus on maintaining budgetary control, adherence to business plan and oversight of the daily management and operations activities associated with this portfolio. The primary objective of the Retail FM Director's position is to ensure that the client maximizes the value of their assets and achieves the operational and financial goals and objectives developed collaboratively with the client. This requires the Retail FM Director to have an in-depth understanding of the client's objectives as well as a broad knowledge of real estate, facility operations experience (across all disciplines) and a commitment to strong financial stewardship. To be successful, the Retail FM Director must develop and maintain a consultative approach, anticipating client needs, thinking strategically and be both proactive and reactive as the situation and circumstances dictate.Job Description
Responsibilities
Responsibilities include, but are not limited to, coordination, delivery and quality assurance of all Cushman & Wakefield services (dependent on location but can include project management, asset services, financial management, property management, operations, etc.).
- Adherence to all Asset Services standards of performance and ensure service delivery meets established Key Performance Indicators (KPIs)
- Leadership and supervision of a team of approximately 25 Regional Facilities Managers, Senior Facilities Managers, and analysts
- Ensure complete understanding of contract obligations including audit & control systems to ensure statutory, policy and contractual commitments are met
- Maintain a customer focus within all areas of operational activities and that effective relationships are maintained with key client contacts
- Develop financial plans and specific goals for cost control / reduction and ensure that these goals are met or exceeded
- Provide leadership and guidance, advice, coaching and direct support where required to deliver best practice selection, training, assessment and recognition/reward
- Develop and maintain relationships with Retail Senior FM's and Retail FM's driving the operational and strategic goals
- Support effective business communication providing advice and leadership while making a direct contribution during team meetings, client briefings and monthly reporting as appropriate
- Focus on optimum staffing structures operate across the portfolio balancing expense with the delivery of service excellence
- Ensure the portfolio is properly and appropriately staffed, taking direct responsibility for the appointment of qualified personnel and that effective succession plans are in place
- Lead support to the FM Management teams to develop proactive approach to:
Monitor sub-contractors performanceEnsure SLA's & KPI's are achieved and aligned with contractual agreementsIdentify and recommend remedial actions and process changesEnsure all required policies and procedures are adopted and used on siteEnsure all works are competently completedComply with legislative, environmental, Health and Safety requirementsMinimize commercial risk to the businessCommercial focus on services delivery, balancing cost with services and related performanceManage the client's assets in the most profitable and cost-effective manner and in a manner consistent with the management contract- Develop and maintain technical proficiency, industry knowledge and communication skills to provide timely information on all property-specific issues as well as keeping the client informed of important developments and trends in the property management industry and any relevant pending legislation
- Promote and adhere to all established policies and procedures relative to standard assignment deliverables, business conduct and integrity while ensuring on-going quality management of all Cushman & Wakefield's products and services
- Ensure that all matters/issues pertaining to Human Resources, legal and risk management are coordinated and resolved at the appropriate Cushman & Wakefield levels
-Participates in budget preparation and development, capital planning, and reviews monthly financial reports to ensure accuracy and completeness, ensures all client reporting conforms to established reporting standards
- Recruit, manage and train, as necessary, the facilities management Staff to ensure that they understand standard operating policies and procedures and their role in achieving the Plan by operating the property to meet or exceed the client's objectives
- Oversee vendor service contracts to ensure the client achieves the highest levels of performance at the lowest cost all in compliance with Cushman & Wakefield's values, standards and guidelines for business conduct
- Ensure regulatory compliance and effective management of risk and liability for both Cushman & Wakefield and client
- Support and provide leadership in a commitment to achieve both Cushman & Wakefield's and Client vision and mission and extol its values in the day-to-day conduct of business
- Establish and be consistent in the application of expectations of appropriate professional behavior to ensure that the values of the firm are exhibited by the actions of the staff
Requirements
Bachelor's degree; CPM/RPA/CPA/CFM/LEED AP designation preferredBroad commercial real estate and financial background with 10+ years of relevant experience as portfolio/asset manager with experience in all facets of facility/property operation and managementRetail portfolio management experience of 5+ years preferredProject/construction management experience desiredExcellent technical, interpersonal, and analytical skillsExcellent written and oral communications skillsStrong computer and systems knowledge

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate's experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $170,000.00 - $200,000.00
