　　As the Utilities Manager, you will leverage your extensive utilities management experience to drive operational excellence, cost efficiency, and environmental responsibility across TJX Europe's diverse property portfolio. Your strategic insights and leadership will be instrumental in advancing the company's energy conservation goals and reinforcing its position as a sustainability-focused industry leader.

　　Main Responsibilities

　　Provide strategic guidance on energy-related clauses in new leases, including the implementation of Green Lease Clauses to promote sustainable practices.Collaborate closely with the Global Sourcing & Procurement team to formulate and negotiate local utilities contracts for newly acquired and relocated properties, adhering rigorously to regional regulations and company standards.Oversee the timely execution of Change of Tenancy agreements in conjunction with business partners to ensure uninterrupted energy supply during transitions.Forge strong partnerships with TJX's external Energy Consultants and internal teams (Construction, Facilities, Finance, Corporate Responsibility, and Operations) to evaluate, test, and implement innovative sustainability and energy reduction initiatives, such as building management systems (BMS) enhancements and solar PV integration.Participate actively in tender processes, bringing your expertise to the table and contributing to negotiations as required by collaborating with the Global Sourcing & Procurement team.Manage and maintain a comprehensive and up-to-date database encompassing all European portfolio utilities consumption and pricing data for electricity, gas, and water. Proactively identify and investigate anomalies indicating high consumption patterns. Develop detailed annual budgets, forecasts, and essential data for statutory energy reporting across six European countries, ensuring accuracy and compliance. Lead Commercial Finance team in setting up energy forecast for the business across Europe.Exercise fiscal responsibility by effectively managing energy-related service charge expenditures across a rapidly expanding portfolio. Collaborate closely with external service charge auditors, track expenses, consumption, and discrepancies in reconciliation, and implement a proactive cost reduction strategy. Chair meetings to update the business on savings achievedCultivate productive relationships with landlords to achieve optimal energy solutions, encompassing initiatives such as smart meter installations, utilities usage caps, and investments in sustainable energy. Engage in negotiations both during new store lease negotiations and existing tenancies.Provide responsive support for utilities consumption data requests in collaboration with external energy consultants.Champion local sustainability initiatives and forums, aligning TJX with industry best practices and broader environmental goals.Offer strategic insights to TJX regarding potential future risks, including energy rationing and emerging carbon reduction legislation, enabling proactive planning and adaptation.Ensure the timely and accurate management of the invoice validation process by external energy consultants, adhering meticulously to agreed payment terms with utilities vendors.Lead the ideation, planning, and execution of green energy projects, identifying opportunities and driving their successful implementation within the organization.

　　Key Skills, Knowledge & Experience

　　Substantial experience in energy management, preferably within the retail sector or another operational context.Proficient in interpreting lease obligations related to energy matters and enforcing them effectively.Expertise in utilities contracts, encompassing distribution and supply aspects, with a strong focus on the UK and mainland Europe markets.Exceptional ability to collaborate seamlessly with senior managers, landlords, and managing agents to achieve shared goals.Proven negotiation skills, meticulous attention to detail, and a steadfast commitment to cost reduction initiatives.Adept at managing multiple open topics simultaneously, showcasing strong time management, multitasking, and prioritization skills.Preferred fluency in both English and German languages.Mastery of Microsoft Office Suite, Power BI, and other software platforms utilized for energy management.
