Job Purpose:
BOCC Technician needs to be a team player who carries out the maintenance of our clients property portfolio and is committed to the provision of an efficient and effective engineering maintenance function which is deemed critical to the Client’s operations and the maintenance of 100% uptime. The portfolio is mainly comprised of floor Critical Environments and satellite support offices within several central London locations and outer London locations.
The role will ensure that various plant and systems are monitored remotely to ensure that any adverse changes in condition are escalated to the appropriate engineering staff as per escalation procedures. This will facilitate pro-active response to possible remedial actions required, as well as minimum lead times for action during emergencies.
Key Tasks:
Ensure that routine value added BMS Self Perform maintenance PPMs is carried out to all building plant, equipment, and systems to meet and exceed expectations and agreed service level agreements.
Respond to Building Management System alarms and escalate emergency repairs to the engineering team.
To develop a good working relationship with all members of CBRE services staff and clients’ staff
Ensure the provision of a safe & healthy working environment and ensure compliance with all Company policies and procedures, as well as client site policies, procedures and working arrangements, as required.
Ensure a professional image of CBRE is presented to clients and visitors and ensure excellence in customer service is delivered and always promoted.
Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning.
Monitor BMS for running and alarm conditions.
Establish and develop trusting, meaningful relationships with Facilities Managers, Client staff and representatives.
12 hour rotating shift.
Ensuring attendance at Toolbox Talks and team meetings.
Monitor the status of various primary plant and systems via the BMS screens and alarms for the UK sites.
Monitor and escalate international alarms for the EMEA region as per International Alarm Procedure
Make remote adjustments to plant and systems as necessary.
Work within an engineering team to ensure optimum service levels.
Ensure required documentation and records are kept up to date and filed appropriately (Shift logs BIR’s etc.)

BIR's - Building Incident Reporting.
Change Request and Work Request Approvals
Co-ordination and reporting on Global CHG events.
Education
A good general education is required.
Skills
HVAC Plant, Building Services, and Minimum of 5 years’ experience.
BMS Knowledge, operator level experience.
Building Services Systems knowledge.
Self-motivated, with a high level of personal integrity
Able to work well both in a team and alone.
Courteous and presentable as the role is both front and back of house, with exposure to the client at all levels.
Strong PC skills, MS Office
Self-motivated and resourceful
Good administrative skills
Well organised and good prioritisation and planning skills.
Self-motivated and professional manner
Good communication skills
Basic knowledge of MS office applications
A level of IT literacy – Word, Excel, Outlook, Client online systems.
Report writing.

Knowledge
Knowledge of Critical cooling systems and SLA’s / KPI’s within a critical environment
Knowledge of basic Air Conditioning
Experience
City & Guilds Electrical Competency Parts 1 & 2 or equivalent
Good building services knowledge
Critical Environment Experience
Good Customer relationship skills
Experience of CMMS and BMS systems
Demonstrable experience in a similar role within a similar organisation
Experience of Microsoft Office applications (Desirable)
