Job Description Summary
The Sr. Cost Estimator is responsible for capital planning, budget development, and project / program estimating with focus on test fit takeoff Rough Order of Magnitude - ROM development and "what if" scenario pricing. This position will assist the Project Development Services (PDS) team to establish, control, and refine best practices of standards and excellence to support Humana.Job Description
ESSENTIAL JOB DUTIES:
* Prepare estimates for all stages of design from Conceptual through Final Construction documents (Schematic, DD, CD, Hard Bid)
* Develop and manage ROM estimating tools (typically MS Excel documents) that are utilized to develop ROM pricing
* Establish project and program ROMs to support PDS and Client teams
* Provide oversight and review of ROMs
* Responsible for cost analysis and estimate coordination, as well as development and review of trade takeoffs and internal pricing
* Perform productivity analysis of cost estimates, comparisons of scope, quantities, and cost data between projects
* Support execution teams in evaluation of subcontract cost estimates and proposals, as needed to assemble final estimates for client
* Schedule and manage Preconstruction/estimation timelines for critical program deliverables
* Lead ongoing Capital Planning efforts to maintain up to date pricing, budget management, forecasting, tracking, and schedule estimates based on market, regional and client knowledge
* Keep project records current
* Review/analyze complex bills of materials. Assessing labor productivity and labor costs, researching vendors and understanding manufacturing and construction costs
* Negotiate with and engage in subcontract solicitation during the bidding process
* Compare and analyze competitive subcontractor and supplier bids as requested
* Coordinate with client partners to maintain master subcontractor/vendor lists & ricing by trade
* Identify and resolve issues
* Advise Regional & Program teams on all perceived risks to the successful completion of the project
* Identify dependencies and/or scope gaps in the successful completion of the project
* Create and execute project work plans and revise them as appropriate to meet changing needs and requirements
* Successfully execute all project preconstruction/estimation deliverables as committed
* Identify cost saving solutions applicable to individual and program wide projects
* Facilitate dispute resolution
* Communicate regularly with internal and external partners as appropriate to ensure the delivery of high-quality service and system support
* Create and evaluate project reports and provide project status to internal and external clients
* Prepare, publish and communicate estimate status, including input into the designated tracking systems
REQUIREMENTS:
* Bachelor's Degree in Engineering, Construction Management, Building Construction, or similar field with minimum of seven (7) years of estimating experience in directly related construction role or a minimum of eleven (11) years equivalent combination of experience in an advisory and/or project management capacity required
* Knowledge of construction principles and practices
* Experience with tenant improvement construction projects; ability to read and understand construction specifications (and construction drawings preferred)
* Strong computer skills to include Microsoft Office, Excel, Estimating database software, and Onscreen takeoff
* Systematic planner who attends to details with accuracy and focus
* Ability to plan, organize and coordinate multiple efforts, maintain excellent client relations, client management, and consultation skills required
* Proven leadership ability, administrative ability, technical background, and project responsibility experience preferred
* Results oriented and cost conscious
* Highly organized and skilled with time management; Superior oral and written communication skills required.
* Willing/able to travel as required
