About the role
Plans, implements, coordinates and leads all mechanical operations, maintenance, communications, energy management, and workforce development programs for a region of 4 sites. The ideal candidate will hold strong experience in running Building Automation Systems, ideally Metasys, with operations, maintenance and upgrades and strong program management experience to include process improvement and procedure development. Understanding of Lean and Six Sigma tools preferred.What you’ll do
Leads technical staff, including hiring, training, personnel development. Handles operations and maintenance for assigned facilities and assists in development of operating and capital budgets. Assists in operations and maintenance issues, fixing and problem solving as required.
Recommends/implements improvements for preventive maintenance programs on an ongoing basis and develop/maintain effective building-specific maintenance and safety procedure manuals. Coordinates maintenance efforts with outside contractors, tenant finish personnel and technicians. Oversee all building systems including fire/life safety, plumbing, HVAC and electrical issues and must remain current with the latest HVAC technology trends.
Maintains ongoing communication with tenants, clients, owners, facility management team and vendors. May assist in solicitation and acquisition of new management contracts and coordinate development of and/or maintain as-built drawings. Responds to emergency situations (fire, evacuation, equipment failure etc.) and customer concerns. Implements and administers inventory control programs/purchase parts and supplies.
Develops specifications and assists in solicitation and administration of maintenance/repair service contracts. Ensures compliance with applicable codes, requisitions, government agencies and company directives as relates to building operations.
Supervisory responsibilities
Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Reliably recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
Lead the BMS Technicians; ensure they work safely and are stays in sync with local and legal requirements, have appropriate training and development, take part in recruitment where necessary, work on developing young talent and succession planning to ensure adequate cover and knowledge. Coordinate out of hours cover to respond to BAS/BMS issues
Review performance of the BAS/BMS system (number of alarms per week, outstanding work orders, etc) – develop and lead BMS Performance Key Performance Indicators.
Undertake obsolescence and replacement strategy review and make recommendations to client Automation Team
Carry out training of staff, ensure all procedures and instructions are carried out appropriately by doing regular management monitoring
Lead the BMS upkeep and access controls – undertaking annual PPMs as per the SOP
Run control system Information Technology/Operation Technology components i.e. backups/disaster recovery, network/communication and remote access management
Ensure any security updates / patching and configuration changes are implemented in an efficient manner and reported back where appropriate (e.g. in the case of cyber alert)
Review maintenance plan for BAS/BMS and find opportunities for efficiency gain and cost reduction by analyzing and optimizing planned preventative maintenance and calibration (reviewing frequency and content of PPMs and modifying to make improvements)
Lead and update asset inventory lists of Automation components (not just BMS), ensuring that any changes are detailed accurately and that systems/SCADA are updated when changes take place
Attend BAS/BMS related project meetings and ensure changes follow the defined automation strategy, redundant systems are removed and ensure documentation is updated accordingly
Support major equipment issues and failures by reviewing and supporting remediation actions e.g. whether to change out equipment or repair, temporary repairs, change controls if required
Attend management monitoring meetings with client Automation team
Review maintenance contracts with third party vendors and ensure their remit is defined adequately and work are clear and appropriate. Assist client to ensure the best value for money is obtained in terms of minimizing external contract support and improving the use of internal resources (i.e. service partner BAS/BMS techs)

What you’ll need
Bachelor's degree (BA/BS) from four-year college or university and a minimum of four years of experience and/or training. Or equivalent combination of education and experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety laws.
Prior experience in BAS management of Metasys system highly preferred.
