  RESUMO DO TRABALHO

  Apoia o Gerente de Propriedades Comerciais no gerenciamento de todos os aspectos de uma única propriedade ou portfólio de propriedades comerciais, industriais ou de varejo, incluindo operações e atividades financeiras.

  DEVERES E RESPONSABILIDADES ESSENCIAIS

  DA Global Workplace Solutions (GWS) Responde às necessidades do inquilino, atuando como advogado do inquilino para garantir que a equipe técnica administrativa e predial resolva os problemas prontamente.Garante que os serviços sejam fornecidos em conformidade com políticas, procedimentos, regulamentos e obrigações e padrões contratuais.

  Realiza inspeções periódicas regulares de propriedades.Recomenda e/ou aprova alterações, manutenção e recondicionamento conforme necessário.

  Licita, protege e administra contratos de serviços com vendedores e fornecedores, ao mesmo tempo em que obtém o melhor valor para produtos e serviços de instalações.

  Coordena entradas e saídas de inquilinos e espaços de ""passagem"" com inquilinos e departamento de melhoria de inquilinos.

  Atua como contato principal com os proprietários para garantir que os objetivos sejam alcançados.Prepara e entrega relatórios oportunos, precisos e completos.

  Desenvolve e controla orçamentos anuais para despesas operacionais e de capital.Prevê planos de gestão e prepara o desempenho mensal, explicando as variações.

  Avalia riscos e implementa estratégias de preparação, avaliação e recuperação de instalações, como parte do programa de continuidade de negócios durante e após o horário comercial normal.

  Recebe o aluguel e paga as despesas de acordo com os termos do aluguel.Prepara todos os avisos legais necessários.Recomenda e coordena ações legais conforme necessário.

  Desenvolve relações comerciais por meio de associação e participação em organizações profissionais, industriais/comerciais e cívicas.

  Desempenha outras funções conforme atribuídas.

  QUALIFICATIONS

  EDUCATION and EXPERIENCE

  High school diploma or general education degree (GED) required. Minimum of one to two years of related experience and/or training.

  COMMUNICATION SKILLS

  Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

  FINANCIAL KNOWLEDGE

  Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.

  REASONING ABILITY

  Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.

  OTHER SKILLS and ABILITIES

  Intermediate to advanced skills with Microsoft Office Suite

  SCOPE OF RESPONSIBILITY

  Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
