ROLE AND RESPONSIBILITIES
Position Summary:
This position is accountable for the overall management, direction and coordination of all Property Management functions at George Bush Houston Intercontinental Airport Terminal E, C South, C North and B South. The incumbent is the lead executive for property management and ensures OTG, client and property management objectives are met and/or exceeded. The position achieves these objectives through key supervisors in management, accounting, facilities, marketing, and common area operations including third party contractors.
Salary: 90k-100k + Bonus
Responsibilities:
Accountable for the overall management, direction and coordination of all Property Management functions at Airport Terminals.
Ensures OTG, client and property management objectives are met and/or exceeded
Is the key supervisor in management, client relations, tenant relations, accounting, facilities, airport terminal marketing, and common area operations, including third-party contractors
Financials: Submits required monthly and quarterly sales, revenue and enplanement data to client and airport authority. Oversees annual property management expense budget. Develops client’s annual revenue budget. Reviews rent rolls and fee statements.
Client/Tenant Relations: Serves as liaison and maintains positive relationships with airport authority and client; meets regularly with key stakeholders to maintain constant communication and open dialogue. Maintains constant communication with subtenants on both local and corporate level to build/maintain relationships.
Facilities/Construction: Liaison with OTG Design and Construction to monitor onsite tenant construction process – timely design and plan submittal, sublease compliance, build-out phase punch list and closeout documents. Works together with various groups to minimize tenant/airport/customer impact.
Business Development: Assists Business Development in the transition and buildout of the concessions program – provides financials and data for solicitation bids, coordinates and hosts tours/terminal walks for prospective tenants and assists/supports in negotiating and preparation of concessions agreements and leases.
Oversees Common Area Maintenance and Logistics program for concessions program. Creates bid specifications and contract documents, as needed.
Oversees Marketing – campaign creative, budget, forecasting, mystery shopper, training and incentive program.
Communicates irregular flight operations updates to concessions program and supports client and airport authority as needed.
Supports client and airport authority events
Ensures compliance with subtenant contracts and sublease agreements, performance monitoring, hours of operation, ACDBE and use clause. Has good working knowledge of sublease requirements.
Hires, trains, and supervises personnel in Property Management department. Sets goals and evaluates performance. Ensures compliance with OTG policies and procedures.
QUALIFICATIONS AND REQUIREMENTS
Requirements:
B.A./B.S. degree preferred
Qualifications:
Minimum of 10 years’ experience
Prior airport or shopping center experience.
Excellent communication skills - verbal and written.
Strong planning and organizational skills
Working knowledge of MS Office, Excel and Word
Thorough knowledge of the operations of an airport concessions program and/or shopping center including conformance to budget standards and the day-to-day operation of an airport concession program or shopping center.
Ability to establish and maintain effective client subtenant relations.
Ability to communicate effectively with clients, subtenants, vendors, and employees.
Ability to work a rotating schedule consistent with the operation of an airport.
Ability to analyze budget numbers for conformance to budgetary guidelines.
Ability to monitor and develop subordinates to ensure the smooth operation of the concession program.
Must be able to inspect the airport daily.
Must be able to cope with shifting priorities, difficult situations and deadlines.
