　　Do you have the Real Estate Development and business background, negotiation skills, real estate development experience, financial expertise, legal comprehension and technical understanding necessary to grow Amazon’s technology platform? The AWS Real Estate Team is looking for a talented Principal Real Estate Development Manager in APJC. In this role, you will have the opportunity to shape and execute on strategies to expand our Data Center portfolio and related infrastructure. You will help develop where we go, negotiate the business contracts and deliver the infrastructure needed to provide best in market Data Center projects. The ideal candidate will possess a real estate development, business, financial, strategic and technical background that enables them to drive engagement and develop best in class Real Estate developments. You should have a demonstrated ability to lead and direct multi-million-dollar real estate development projects and deliver Build to Suit shells for Amazon fit out. You will need to be able to demonstrate the ability to think strategically about business, markets, and technical challenges with the skill to manage complex Real Estate Development Projects and to build and convey compelling value to AWS.

　　Key job responsibilities

　　Key Responsibilities include:

　　Formulating long-term real estate development strategies for specific markets and developing the high level external relationships and partnerships to execute them.

　　Executing on the strategic plan while interacting with internal stakeholders (e.g. product teams, energy, fiber, design, construction, legal, tax, etc.).

　　Understanding the technical requirements of our design engineering teams and developing solutions that meet the design and business objectives.

　　Ownership of complex Build to Suit development process to deliver all aspects of a project to include building, data center specific power, and all other site utilities.

　　Preparation and presentation of development pipeline to the senior management team regarding progress, financial approvals and overall deal costs / benefits.

　　Support our most complex Real Estate Development projects, including financial analysis, contract negotiations, zoning and entitlements, and site development.

　　Serve as a key member of the Real Estate team in driving our ability to innovate and to produce results.

　　Able to travel roughly 25% of the time

　　Basic Qualifications

　　Bachelor’s Degree in Business, Finance, Economics, Engineering, or related fields.

　　7+ years of experience in real-estate development experience

　　Real Estate Development or program management experience.

　　This role is based in APJC, and can be located in Singapore, Tokyo, Hong Kong, Taipei, etc.

　　Preferred Qualifications

　　Master's Degree or higher (including Juris Doctor) in Business, Finance, Economics, Engineering, or related fields.

　　Understanding of and experience in the Data Center industry, including data center siting and general operations.

　　Experience with successful negotiations through high-value complex deal structures and delivery of cost savings and on-time deal closures.

　　Strong knowledge of alternative real estate transaction approaches, structures, and best practices, related development processes, and commercial/industrial site selection.

　　Ability to understand & communicate high level electrical, power & cooling, fiber optics, and other technical requirements, particularly related to Internet infrastructure
