Summary
The Preconstruction Manager is responsible for monitoring the constructionmarketplace. Determines cost associated with the building process. In additionto cost estimating, handles the bidding process. Responsible for managingmultiple functions preceding the construction phase including any combinationof activities such as estimating, marketing, business development,scheduling, contracts, etc.
Roles and Responsibilities
The Preconstruction Manager will perform the following duties in a safe,productive, and effective manner:Maintains relationships with existing clients and monitors level of customersatisfactionContinues prospecting activities with existing clientsDevelops and nurtures business relationships with targeted prospective clientsDevelops and submits customized proposals to address targeted opportunitiesMaintains communications with corporateAssists with negotiating business agreements into closed salesEnsures consistency between proposals and final contractual agreementsDelivers, defines, and discusses the project and contracted agreementswith operations and administrationCollaborates with the estimators to ensure a complete estimate, including:Assembling of quantities in pricing format to reflect bid form requirementsCreating baseline job durationDetermining what special equipment might be job specificApplying the best value vendors/subs to the estimateIdentifying to whom we are bidding and prepares appropriate bid form, bidproposal letter and/or qualificationsEnsures "Standard Conditions" are included in every proposalReviews with Operations for productivity/manpower, etc.Packages and sends proposal on timeCommunicates with clients during bid process to ensure appropriate BCCIpositioning in the marketplaceSupervises, trains, evaluates, and develops direct reports to ensuremaximum returns on investmentAddresses complaints appropriatelyProvides guidance, direction, coaching, and support to direct reports tomaximize individual and overall department performanceResponsible for holding timely performance appraisals and progress reviewsAssists direct reports in developing sort and long-term goals that align withdepartment and Company mission and strategyEnsures direct reports receive appropriate training that aligns with careerdevelopment plans. Training may be remedial, 'maintenance', or gearedto promotion.Takes appropriate action to develop direct reports including, but notlimited to, preparing and monitoring career development plans,promotions, demotions, lateral moves, corrective action, andprogressive discipRecommends that direct reports receive timely and appropriate compensationCollaborates with HR to ensure compliance with all employment laws, andrelated Company policies; may be responsible for conducting training orcoordinating workshops related to such compliance.

Bachelor's degree and 8 years' related experience or equivalentcombination of education and experienceLine and Grade experienceACI Finisher TechnicianProficiency with computers and Microsoft software programs such as Word andExcelVista, Timberline, and P6 preferred
