　　Job Description:

　　General Purpose of Work.

　　Performs, under a minimum of general supervision, various installation, inspection, security, and maintenance functions on various types of equipment and structures associated with Company facilities.General Duties.

　　Installs, inspects, and maintains lighting systems and makes minor repairs.

　　Performs lock-up, opening, and activities associated with physical security at Company facilities.

　　Moves, repairs, and assembles workstation and office-related furnishings and equipment.

　　Performs maintenance on small grounds equipment, HVAC equipment, and plumbing systems.

　　Maintains refrigeration equipment as well as computer room air handlers.

　　Maintains electrical components including replacement of contacts, fuses and breakers, and data and telephone cable installation.

　　Performs inventory control and has decision-making responsibility in relation to completion of job assignments.

　　Performs building maintenance activities, including caulking, door hardware, and locking systems.

　　Performs snow removal and groundskeeping activities.

　　Tests fire systems and tests and performs limited preventive maintenance to emergency generators and assists in programming the Building Automation System.

　　Performs occasional housekeeping and cleaning.

　　Provides assistance to contractors as assigned.

　　Subject to "on call" scheduling.

　　Performs driver maintenance on and operates Company vehicles and equipment.

　　May be assigned duties at MAGAEL facilities.

　　Performs other incidental and related duties.

　　Qualifications.

　　Two years' experience in a Maintenance Technician III position.

　　Must be highly skilled and have four years of formal training or equivalent work experience including, but not limited to facility maintenance of HVAC equipment, HVAC controls, the repair of structural items, electrical system diagnostic ability, and plumbing systems; or in a specific facilities-related trade.

　　In lieu of progression from Maintenance Technician III position, must possess the aforementioned experience and hold a Journeyworker credential, license, or certification.

　　Must have demonstrated satisfactory aptitude and learning ability.

　　Must be trained and skilled in use of specialized troubleshooting equipment to verify proper operation. Must have the ability to communicate readily and understandably in person or by phone with all levels of employees of the Company.

　　Must be reasonably available for overtime and emergency work assignments.

　　Must display good relationships with fellow employees, customers, and contractors.

　　Must learn and practice all safety rules which apply to employee's work.

　　Should have and keep a valid Wisconsin driver's license.

　　Knowledge and Skills to be Acquired.

　　Excellent leadership and initiative qualities, work planning, and organizational, mechanical, and electrical ability.

　　Must be responsible for accomplishing assigned duties with minimum assistance or supervision and maximum effectiveness regarding performance.

　　Demonstrates excellent ability to safely and properly use tools and equipment.

　　Must demonstrate excellent ability to detect and diagnose troubles in equipment and facilities.

　　Learns to adapt to and use new equipment, tools, apparatus, and techniques.
