　　POSITION: Maintenance Supervisor

　　REPORTS TO: Property Manager

　　BASIC FUNCTION:

　　The Maintenance Supervisor is primarily responsible for servicing and maintaining the apartment community in conjunction with the Property Manager.

　　MAJOR DUTIES AND RESPONSIBILITIES:

　　· Coordinate the daily activities of the maintenance staff.

　　· Perform a variety of residential service repairs in a timely and professional manner.

　　· Maintain thorough knowledge of company, property, and maintenance policies.

　　· Participate in the on-call rotation with the rest of the maintenance team.

　　· Monitor vendor performance.

　　· Manage pool and snow logs.

　　· Maintain grounds daily.

　　· Prioritize and complete work orders as needed within 48-hour goal period.

　　· Manage the punch out process and ensure all units are make ready within 5 business days.

　　· Building exterior check.

　　· Keep maintenance shop clean and organized.

　　· Maintain inventory levels of parts and equipment and order as needed.

　　· Schedule and oversee that all vendor work is completed.

　　· Winter-snow removal-sidewalks as needed-Summer- water flowers as needed.

　　· Make monthly turn schedule.

　　· Perform preventative maintenance.

　　· Check safety equipment is current and in stock.

　　· Maintain seasonal equipment prior to using (working properly, gas and oil).

　　· Engrave new equipment as purchased with Property Entity Number.

　　· Power-wash breezeways, buildings, siding, dumpsters etc.

　　· All other related duties, as assigned.

　　REQUIRED QUALIFICATIONS, EDUCATION & CERTIFICATIONS:

　　· Valid Driver's License

　　· 1-3 years of Maintenance Supervisor experience, preferred

　　· HVAC certification preferred, not required

　　· The ability to lift 50 pounds.

　　· The ability to move appliances with an appliance dolly up and down stairs.

　　· The ability to bend, stoop, and sit for 1-2 hours at a time.

　　· Ability to operate a smart phone.
