Description
The Maintenance Supervisor is responsible for the oversight of maintaining and improving the physical condition of Caz Recovery properties, as well as ensure compliance for all maintenance and maintenance related safety procedures and inspections. The Maintenance Supervisor will play a crucial role in ensuring the safety, functionality, and upkeep of our residential properties, contributing significantly to the quality of life for our residents. The Maintenance Supervisor supervises, develops and holds accountable the maintenance team through identifying appropriate trainings/certifications, ensuring timely completion of tasks, and exploring proactive options to more effectively maintain program sites
Essential Duties and Responsibilities Alongside with the Director of Operations, ensure overall maintenance operations and internal policy & procedures which protect property and facility integrity and value.
Demonstrates general working knowledge of common household systems, including but not limited to electrical, HVAC, plumbing, and basic construction components.
Manage and lead maintenance staff, to include providing guidance, training, and support to ensure appropriate knowledge base for requested job duties.
Accepts responsibility for efficient and effective completion of all tasks expected to be completed by maintenance staff with a willingness to fill-in as necessary.
Arrange or provide training to staff on safety procedures, equipment operation, and best practices, ensuring compliance with safety standards and regulations.
Frequently communicates with maintenance staff, program managers and other corporate staff in a prompt, professional and trauma-informed manner.
Manages the work order software in order to assign tasks to maintenance staff, ensure requests are appropriately matched to staff talent, completed correctly and closed timely.
Leads, develops and coordinates the annual safety trainings for staff; including, but not limited to fire safety, use of fire extinguishers, fire panels, OSHA and pest management.
Ensures all safety related systems such as fire alarms, sprinklers, and fire extinguishers are working properly, inspected and documentation is completed in each on-site facility manual. Effectively reports any need for new equipment to Director of Operations to be ordered.
Conduct regular inspections of agency properties and facilities, ensuring properties are safe and properly maintained. Reviews maintenance property check sheets to ensure they are completed monthly and outstanding issues noted are addressed.
Collaborate with external vendors, contractors, and service providers for specialized repairs or projects, overseeing their work quality and adherence to contractual terms.
As requested by the Director of Operations, solicits bids for contracts, reviews, and makes recommendations on which bid to accept; recommends and assists in establishing new vendors. Maintains a professional working relationship with the facility’s contractors and vendors.
Maintains accurate records pertaining to maintenance equipment inventory, tags maintenance inventory items, and provides support to the annual equipment inventory process.
Is available for on-call to direct maintenance staff to manage any emergency concerns. Can respond promptly to maintenance emergencies, assess situations, and take appropriate action to mitigate risks and resolve issues in a timely manner.
Requirements
Minimum of 7 year experience in maintenance, preferably in a residential or facilities management setting, with 1-2 years in a supervisory or managerial role or Four year college degree and at least 3 years of experience that is directly related to the duties and responsibilities specified. Must possess valid New York State driver’s license. It is preferable that the applicant has a license or certificate in any of the following areas:
Journeyman or higher Plumber’s license from a municipality

Salary Description
$60,000-$65,000/Year
