Position highlights
In this position, you will be responsible for the daily oversight and supervision of a large office building, a warehouse, a classroom, public recreation grounds and a non-public marina.
Specific responsibilities of this role may include:
Supervision of staff responsible for building and grounds maintenance;
Coordination with other agency staff; and
Development of policies and standards.
This facility has high tech and complicated utilities in place including high voltage electrical on site, a large water system that requires monitoring and testing to stay in compliance with the Department of Public Health as well as several HVAC units in each of the three main buildings, marina utilities plus a stand-alone generator that runs the entire facility.
This facility is adjacent to the CT River so awareness and timely response to flooding or potential flooding is necessary. This facility is also adjacent to the Amtrack Bridge (from Old Lyme to Old Saybrook) so regular and consistent collaboration between the supervisor and Amtrak is necessary.
This is a 37.5 hour per week position, Monday thru Friday including emergency response to storm events and alarms as required.

PURPOSE OF JOB CLASS (NATURE OF WORK)
In a state agency this class is accountable for performing in one of the following ways:
Supervises a small crew (usually 1-5 workers) of highly skilled trade workers (Qualified Craft Workers and General Trades Workers) and skilled workers (Skilled Maintainers) but not solely Skilled Maintainers unless they are on a grounds crew and other lower level employees.
In large crews (6 or more workers) of highly skilled trade workers, assists the Maintenance Supervisor 2 in carrying out supervisory functions. This is appropriate only when there is a demonstrated need for a subordinate supervisory level.
EXAMPLES OF DUTIES
Schedules, assigns, oversees and reviews the work of staff;
Provides staff training and assistance;
Conducts performance evaluations;
Determines priorities and plans crew work;
Establishes and maintains crew procedures;
Develops or makes recommendations on the development of policies and standards;
Acts as liaison with other operating units, agencies and outside officials regarding unit policies and procedures;
Prepares reports and correspondence;
Performs some of the more skilled duties involved;
May estimate time, skills and material needed for proposed repairs or improvements;
Performs related duties as required.
KNOWLEDGE, SKILL AND ABILITY
Considerable knowledge of
relevant state and national codes and regulations;
modern methods and equipment involved in the trade indicated by the parenthetical title of the class;

MINIMUM QUALIFICATIONS - GENERAL EXPERIENCE
Five (5) years of experience in the maintenance and repair of buildings.
NOTE: Experience performing technical duties within the maintenance trade area on a military base, aircraft carrier or large compound may be substituted for the General Experience on a year for year basis.
MINIMUM QUALIFICATIONS - SPECIAL EXPERIENCE
Three (3) years of the General Experience must have included performing skilled tasks in either the maintenance and repair of buildings or the military experience referenced above.
NOTE: For state employees this experience is interpreted at the level of a Skilled Maintainer.
MINIMUM QUALIFICATIONS - SUBSTITUTIONS ALLOWED
Graduation from vocational or technical school may be substituted for one (1) year of the General Experience.
PREFERRED QUALIFICATIONS
Experience with Building and Grounds maintenance.
Experience in the technical and industry standards of Water Systems, HVAC / Building Management Systems, Electrical and Plumbing.
Experience with project management including development and execution.
Experience reading and interpreting plans, blueprints, and specifications.
Experience in a supervisory capacity.
Experience acting as a liaison between Units, Agencies and outside officials.
Experience operating a marina including maintenance of year-round docks.
Experience setting up a classroom including audiovisual support.
Experience with Microsoft Office 365.
Experience with oral and written communication to internal and external stakeholders.
SPECIAL REQUIREMENTS
Incumbents in this class may be required to travel.
Incumbents in this class may be required by the appointing authority to possess and retain appropriate current licenses, permits and/or certifications.
CHARACTER REQUIREMENTS
At state airports: In addition to the checking of references and of facts stated in the application, a thorough background investigation of each candidate may be made before persons are certified for appointment.
PHYSICAL REQUIREMENTS
Incumbents in this class must have adequate physical strength, stamina, physical agility and visual and auditory acuity, and must maintain such physical fitness as to be able to perform the duties.
A physical examination may be required.
WORKING CONDITIONS
Incumbents may be required to lift moderate to heavy weights; may be exposed to extreme weather conditions and to risk of injury from equipment.
The appointing authority may require completion of an asbestos removal program consistent with EPA guidelines for operations and maintenance during employment in this class. Incumbents may be required to use protective equipment such as respirators and safety goggles.
