Position Summary:
EYA, an award winning residential builder/developer, is seeking an experienced Land Development Manager. In this position, you will be responsible for managing our budgeting, bidding, contracting, scheduling, and supervision of bond release field operations. Additionally, you will handle site development, contract administration, safety management, and office coordination. We are looking for a self-starter who is detail oriented and adept at problem solving. Responsibilities:
Responsible for managing the performance of Land Development subcontractor on site.
Monitor daily status of progress as well as potential issues on each project.
Anticipate site development issues ahead of time and work to find creative ways to resolve and avoid schedule delays.
Establish realistic budgets and manage site development activities effectively against the budget.
Monitor monthly job cost reports and LD invoices to ensure accuracy and identify potential cost overruns/savings for the project.
Create detailed schedules for the projects and use daily to manage the project to achieve all critical milestones on schedule. Provide regular updates and communicate changes as appropriate.
Ensure that all subcontractor safety training is current and there is a strong familiarity with all EYA and OSHA safety policies and procedures.
Manage each project to mitigate risk through constant, vigilant attention to all activities as they relate to providing a safe work environment, and report any violation promptly.
Manage all field aspects of the bond release and HOA turnover including punch list activity pricing from subcontractors, meeting with inspectors and the civil engineer of record, management of field activities, and acceptance of the work by the jurisdictional inspector and the HOA board of directors.
All other LD and Construction related tasks as needed.
Qualifications:
Minimum of 5 years of bond release/land development field experience.
B.S. degree in Construction Management, Engineering or related field.
Expert knowledge in creating and maintaining project schedules.
Strong organizational and project management skills with the ability to supervise project teams, consultants and contractors.
Knowledge of budgeting, bidding, and contracting processes.
Familiarity with complex legal municipal documents such as land contracts and title restrictions in the D.C. area.
Excellent interpersonal and relationship building skills.
