ICHFH has three major programs, New Construction, Home Preservation and ReStore. This position is responsible for administering the Affiliate s Family Selection and Support Program in accordance with Affiliate policies and procedures. ICHFH Mission: To build community relationships to provide affordable housing for those in need. ICHFH Vision: To reduce the number of families living in substandard housing in Itasca County by providing opportunities and resources for successful home ownership through the construction or renovation of homes. Flexibility and adaptability are key traits for this position, as its duties and responsibilities are ever changing. RESPONSIBILITIES: Qualified Loan Originator Obtain Qualified Loan Originator Certification and stay current on yearly training. Send out New Home and Home Preservation applications to inquiries from website in a timely manner. Track and report to ED the progress of all New Home and Home Preservation applications; ensure timely responses and answering inquiries about status of applications. Review prospective applications verifying all information is included. Conduct background, sex offender & credit checks on potential partner families. Verify employment and landlord of potential partner family. Notify applicants of approval or denial. Create and maintain all homeowner files and home preservation files per QLO guidelines. Meet with families, as needed, to discuss application process and final decisions. Schedule and lead monthly Family Selection Committee and Family Mentor Committee Meetings. Review applications with the Family Selection Committee as needed. Prepare family selection information and documentation for Board of Directors approval at meeting. Coordinate a Surprise party with potential partner family. Help partner family complete USDA application & work with USDA as needed. Coordinate with E.D. Assist with timely and accurate closing/house transfers. Work with Habitat Minnesota on possible grant funding at the time of closing. Partner Families Liaison Maintain overall contact with family as needed during Steps to Homeownership process and during adjustment to homeownership (usually 1 year after move-in). Monitor payments of down payments until construction is completed. Weekly check-in calls with current partner families until closing. Coordinate with Volunteer Coordinator to schedule partner families hours at the build site and/or fundraisers. Track partner families sweat equity hours and complete monthly/completion reports. Organize the introducing your new neighbor event, Likewise, Groundbreaking event. Organize the dedication: Clergy, Bible, quilts, refreshments & paper products, etc. Coordinate with mentors on shopping with partner family for light and plumbing fixtures and allowance Partner Family Information Develop and maintain curriculum and an education plan to ensure families successful transition into homeownership. Update and maintain the homeowner handbook. Schedule and/or conduct homeowner workshops; schedule presenters; ensure that potential homeowners have completed workshop requirements before moving into home. Recruit and provide training for Family Partners; communicate roles and responsibilities to partners; schedule speakers and presenters to address issues confronted by low-income families. Provide opportunities for families to benefit from the 2 generational approaches through connection to additional community resources and attend 2 generation meetings with United Way of 1000 Lakes. Address and resolve issues for partner families. Create opportunities for families to bond. Other Duties as assigned by ED Attend Habitat functions and fundraisers as needed. Assist when needed. Update website as needed. Create news releases as needed. Post daily on Facebook. Answer phones calls and greet the public when needed. Assist in the ReStore if needed. Act as an Ambassador for Itasca County Habitat for Humanity
