Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.

　　The Facilities Maintenance Supervisor at W 83rd St. Safe Haven will assist in the development of a preventative maintenance plan and will perform light electrical, plumbing, mechanical, and general carpentry work. They will supervise the building maintenance staff in the performance of their duties, coordinate inspections with supervisors, peers and related city agencies, and assist in the maintenance of the building department systems such as work order, purchasing, building inspections. They will also ensure the building maintains certificate of fitness. The Facilities Maintenance Supervisor will provide after-hours emergency coverage.

　　This position has a 35-hour work week.

　　ESSENTIAL DUTIES:

　　Oversee day-to-day building functions including, but not limited to; supervising maintenance and housekeeping inspections, prepare Drop-In Center for high utilization by clients, maintain inspection logs for standpipe/sprinkler, maintenance logs, and all federal, state and city regulations

　　Carry out and oversee preventative maintenance program throughout building

　　Carry out repairs as necessary to maintain building

　　Assist in the overseeing of work order system

　　Coordinate building maintenance systems with contractors and supervisors

　　Perform daily, weekly, and monthly inspections of all common areas

　　Supervise building maintenance and housekeeping staff

　　Respond to emergency calls and rectify existing conditions

　　Perform other duties as assigned

　　MINIMUM QUALIFICATIONS:

　　Minimum five years working in the building trades or related field

　　Supervisory and managerial training seminars

　　Basic skills in plumbing, electrical work, carpentry and dry wall application

　　Must have current S-12 Fire Sprinkler, S-13 Standpipe, and S-95 Fire Alarm Systems Certifications

　　F-07 and W-07 Fitness for Fire and Emergency Drill Conductor Certifications are preferred

　　High School Diploma, GED and or Trade School Certification

　　Microsoft Word, Excel and some property management software: MRI Outlook

　　Ability to read and understand design drawings

　　Ability to read and understand English, b ilingual Spanish a plus
