In Workplace Real Estate & Facilities (WREF) our unique contribution will accelerate GSK's success by transforming the employee experience, inspiring everyone to be their best wherever they work.WREF is the global team that is responsible for the full lifecycle of planning, execution and operations of the GSK real estate portfolio consisting of complex R&D facilities, office buildings, manufacturing plants and distribution centers. The sites may be owned, leased or be occupied through a serviced space arrangement. WREF works in close collaboration with our Global Function partners (Finance, Tech, HR, EHS, Legal, Procurement etc) and relies extensively on our network of vendor partners to deliver a safe, productive and highly desirable work environment for all users of our sites.The Director of Real Estate and Asset Management, Americas leads a small team of GSK professional real estate advisers plus highly skilled external consultants to optimize the performance of the Region's property portfolio (currently comprising over 7m Sqft, comprising of 56 properties in 19 countries, and with an annual operating cost of c.355m).
Key Responsibilities:Leading the formulation of the Regional Real Estate strategyTaking commercial accountability for the short, medium and long term financial performance of the real estate asset classes that comprise the Americas portfolioWorking with real estate experts and advisors across the Region to develop highly creative and innovative real estate solutions that fully leverage GSK's property assets, driving higher returns, creating added value, lowering GSK's cost base, and creating vibrant new workplaces that drive higher employee productivity and workplace experience.Co-ordinating large, complex transactions from concept to completion, including the preparation of submissions for Executive approval of real estate transactions to support the Group's overall business plans, including acquisitions, divestments, lease renewals, rent reviews and local tax appeals.Leading the development and delivery of significant projects to optimise business performance and ensure the optimum utilisation of facilities ensuring cost efficiency, effectiveness and sustainabilityWorking with peers in Finance to support the preparation of regular financial reviews of the Regional property portfoliosSupporting the development of GSK's culture through the ongoing development of physical workspace environments to ensure that GSK maintains its position as a Modern Employer of choice.
Ownership of the commercial capital plan and investment prioritization.
As necessary actively lead larger, high profile real estate and capital projects and oversee their due delivery.
You will be a subject matter expert, able to engage with third party specialists whilst also building an engaged partnership with internal clients - understanding their needs and expectations, managing these accordingly and delivering in a way which fits with the GSK WREF strategy.

We are looking for professionals with these required skills to achieve our goals:Bachelor's degree in Real Estate Management, Finance or business10+ years' experience as a Real Estate expert at Director level, managing Global Real Estate assets across multiple geographies5+ years managing direct reports in order to motivate and influence senior executives and managers in a demanding and rapidly evolving environment

If you have the following characteristics, it would be plus:Proven in-depth Real Estate expertise operating at Director levelIdeally, have strong subject matter expertise in a particular Real Estate Asset Class, eg manufacturing plants/office spaceA proven track record of managing Real Estate assets across the Americas regionProven capabilities and knowledge of property development and the built environmentAbility to work with and to influence senior levels of managementAbility to think strategically, anticipating the impact of external environmental changes on Real Estate approaches and to translate the impact into operational plans that proactively respond to and manage the changes to the benefit of the organizationAbility to effectively communicate with and influence external and internal partiesAbility to build strong working relationships with internal partners and external bodiesProven leadership capability to inspire and generate a sense of team spiritExperience ideally gained in a highly regulated R&D or manufacturing environment, experience in a large corporate real estate team also advantageousGood judgement based on proven analytical and complex problem solving skillsHighly organized and able to plan, prioritize and manage multiple activities effectivelyAbility to identify, evaluate, resolve and manage outcomes of project risks (through project specialists and/or stakeholders)Recognition of other cultures, points of view and stakeholders' needsGood communication, presentation and leadership skills.Ability not only to identify challenges but to create solutions and optionsAbility to deal with ambiguity and complexity and skilled at simplifying complex and specialist information
