Job purpose
The Director of Development is responsible for overseeing and directing all real estate development activities in Southern California including but not limited to land and building acquisition, entitlements, project financing, design and construction, initial lease-up and project close-out.
The Director reports to the Executive Vice President of Development and SoCal.
Duties and responsibilities
Serves as the head of BRIDGE’s Southern California Real Estate Development business unit with specific focus on Los Angeles and Inland Empire Counties and oversees all real estate development activities in Southern California to ensure successful execution of the development pipeline through the entire development process from the conceptual phase to final delivery of units, including both new construction and acquisition-rehab projects.
Leads the development team to deliver projects on time and on-budget with appropriate risk mitigation as needed.
Oversees the entitlement process where needed, including representation in person or through the project management team before City/County/State municipal and other regulatory boards, working with land use attorneys, land planners, architects, engineers and other consultants, and local officials.
Supervises community outreach efforts where needed to build support for the project with the community and elected officials.
Oversees the RFP process for selection of the design team including the architect, general contractor and other design consultants.
Monitors conformance of project with BRIDGE design and construction quality control guidelines and underwriting standards.
Evaluates the financial structuring, capital stack and project schedule proposed for each project and provides feedback to the project team as needed.
Works closely with the project team on lender and investor selection.
Ensures project team coordinates as frequently as needed with project stakeholders in other business units (particularly Asset and Property Management) and seeks consensus on project related decisions to safeguard the long-term performance of the project.
Reviews all internal project reports, board reports and other internal communications materials prepared by the project team regarding project status, budgetary and other project approval requests, ensuring that critical issues and risk mitigation measures are clearly outlined.
Monitors timely delivery of developer fees and other project revenue each quarter and proactively engages with project team to mitigate any potential changes to fee amounts and payments schedule. Reports any significant changes to the EVP and CFO.
Prepares the annual business plan and annual budget for the business unit.
Builds on existing partnerships and establishes new relationships with public and private sector entities with a focus on expanding development opportunities for BRIDGE in the Southern California region.
Provides coaching and training to team members at all levels to support their professional growth and development, enabling them to work at a higher capacity on increasingly complex projects.
Collaborates with the Business Development business unit to evaluate feasibility for potential new opportunities and arrive at a go no-go decision.
Represents BRIDGE as needed on local and regional boards, conferences and forums, and media outlets.
Engages with industry groups, peers and consultant in evaluating, advocating and supporting affordable housing policy, funding and regulatory issues at the State, Local and Federal level as needed.

Requirements
Minimum ten years of experience in multi-family real estate development and leadership with a thorough understanding of the real estate development process.
Strong academic background with a four-year college degree, advanced degree is highly preferred.

Preferred qualifications
Advanced degree, MBA or equivalent degree in business, real estate, architecture, planning, or finance.
Background in affordable housing development and tax credit project financing.
Knowledge of and experience with various federal, state, and local programs to finance affordable housing.
Working conditions
Works in a hybrid office environment
Works a standard workweek with occasional evenings and weekends
Occasional travel to other regional BRIDGE offices as needed
