  Job Summary

  We are currently looking for a Director of Finance (Development/Real Estate Strategy & Analytics) reporting to the VP, FP&A to use advanced analytics to optimize data to improve business outcomes. The position drives the data modeling and insights for evaluation and selection of real estate for stores and warehouse openings, closings, relocations, renegotiations, and renewals. The Director will partner with real estate analytics, store operations, construction, and legal on-site feasibility, insights on business performance, and timing for all locations. They will create, enrich, and maintain financial models (B&M and Ecommerce) to support ROI based decision-making and inform key stakeholders across the organization of the financial implications of key business decisions. The Director will lead and evolve all facets of financial forecasting including annual budgeting, rolling reforecasting, and long-range planning for development and long-range planning. This role will provide financial impact of new site opportunities and long-term planning impacts based on maturation and cannibalization. They will drive growth and improvements in location profitability through effective business planning partnering with the leadership team to achieve overall alignment on goals.

  This role is critical in setting-up short-term and long-term corporate strategic objectives and in providing a deep understanding of the current business performance and future operating and strategic model. It will provide an unbiased, analytically driven perspective of key business drivers and trends to senior leaders at detailed and aggregate levels, as well as uncover opportunities across the businesses. The Finance Director will assume a leadership role in various projects, ranging from table stakes measurement, target setting, reporting, performance management and operational improvement programs to strategic planning and assessments.

  We are open to the right person working primarily remote with initial travel for onboarding around once/month, anticipating quarterly travel as needed thereafter.

  Job Responsibilities

  Provide financial and strategic support to the Real Estate team to achieve corporate omnichannel sales, EBITDA and ROI/IRR/CoC objectives

  Create market and store level forecast models to identify and prioritize new store opportunities, leveraging market statistics, comparable store sales, and surrounding furniture competitive demand.

  Build new store and renewal P&L’s, capturing core drivers and omnichannel economics to measure and maximize catchment operating income. Partner with dealmakers to drive occupancy savings

  Develop new store performance dashboards to evaluate sales, profitability, cannibalization impact, and customer acquisition relative to performance targets. Present findings in monthly real estate meetings and weekly business reviews

  Continuously monitor global fleet performance and leverage decision tree analysis to evaluate lease expirations, kickouts and relocation/downsizing opportunities

  Manage annual real estate capital plan and collaborate with store design and construction teams to achieve new store opening timing and expense targets

  Developed comprehensive store productivity analysis for critical executives , identifying key success criteria to maximize performance and inform core real estate strategies across markets

  Built long-range store growth plan at the store, market level in support of annual fleet review and LRP refresh

  Providing long-range planning, reporting and analysis in support of business investments and decision-support for senior management.

  Develop and continually improve budgeting, financial projections, and operating forecasts. Ad-hoc business performance reporting.

  Required Qualifications

  Bachelor's Degree in Finance, Economics or related discipline.

  10+ years related work experience

  Demonstrated experience leading and setting the direction for large analytics teams focusing on statistical/multivariate data analysis

  Experience managing analytics teams & creating data strategies to drive business value across multiple domains and departments

  Experience developing and executing global strategy

  Strong ability to influence across team and across functional stakeholders

  Combination of public and private company experiences a plus.

  Ability to work with massive amounts of data and summarize and convey findings

  Ability to use historical trends to develop dynamic forecasting models

  Thrive in a high performance, fast‐paced, entrepreneurial environment

  Balance multiple projects and meet necessary deadlines with limited supervision. Proven thought leadership skills, including the ability to be innovative and be able to drive results both as an individual and team environment

  Experience preparing reports/presentations for Senior Management and Boards of Directors

  Experience partnering with leaders across the Enterprise to analyze their results of operations and guide them to make adjustments as necessary

  Preferred Qualifications

  Past experience at a Retail or ecommerce business

  Large planning/reporting tools

  Start‐up and International experience a plus.

  Expected Base Pay Not Including Potential Commissions, Incentive, Bonus, etc. Opportunities:

  160-195k base salary + bonus
