Metro Health (now the University of Michigan Health-West) is looking for a Boiler Plant Systems Engineer - Facilities Management * Days.
The Plant Systems Engineer, under the direction of the Supervisor -- Maintenance, provides maintenance and repair services along with engineering oversight for the hospital central utility plant as well as the plant for all Metro Health owned and leased facilities to ensure comfortable, efficient, continuous and compliant facility operation. The Plant Systems Engineer safely and efficiently operates and reliably maintains in compliance with all regulations and accreditations plant installations, utilities, systems and equipment, including but not limited to: steam boilers, emergency power generators, electrical distribution, refrigeration, plumbing, HVAC, and fire/life safety related equipment; and routinely interfaces with customers to gather information on equipment operations and work requests, and provide status updates and to ensure that customers are satisfied with services and completed tasks.
Essential Functions and Responsibilities:
Utilize the department Computerized Maintenance Management System (CMMS) to both create and receive work requests, document time spent, parts used and ongoing status and completion information, etc. Creates new assets, revises equipment and location, develops and documents OEM preventative and repair procedures, etc.
Utilize the department Building Automation System (BAS), Pneumatic Tube Transport System, as well as other automated equipment systems to view conditions, identify concerns, troubleshoot issues, respond to alarms, modify schedules, change values, and decommission as well as install replacement sensors, controllers and devices, etc. with appropriate coordination of the Automation Analyst.
Accurately complete all required documentation. Review evidence books and identify missing or incorrect documentation and take appropriate corrective action. Review evidence books and documentation against Health Care Facilities Accreditation Program, Centers for Medicare and Medicaid Services, and other applicable standards and take appropriate corrective action to ensure evidence books meet current standards.
Inspect both visually and through the use of technology the grounds, buildings and equipment to assess condition and operation, level of preventative maintenance, and detect conditions needing maintenance and repair; prepares documentation, reports and work requests from inspections. Conduct root cause analysis of failure and develop solutions. Develop scope, prepare specifications,
Complete preventative maintenance and corrective work orders including investigating the requirements and troubleshooting the problem(s) to determine the most effective solution. This includes prioritizing, scheduling, communicating, requesting non-stock parts and documenting time spent, parts used and ongoing status and completion information. Using appropriate hand, power and specialty tools and maintaining a clean, neat and compliant work area:
Responsible for reporting and compliance with all applicable permits, codes, zoning, environmental regulations, Original Equipment Manufacturer (OEM) operation and maintenance of all plant systems. Develop and conduct effective testing and preventative maintenance programs, and complete preventative maintenance and repair work on plant equipment and systems. Monitor, update and maintain written Central Utility Plant testing database, complete all required state testing for the hospital and offsite locations, determine set points and develop sequence of operations for all Central Utility Plant systems. Perform or review all daily assigned monitoring and testing duties and prepare appropriate documentation and response (adjustment/notification).
