The Role
The Assistant Superintendent will be responsible for supporting the Superintendent with the day-to-day management of all Subcontractors on the jobsite and supervision of field staff personnel assigned to the project and is responsible for all activities on the project site.
What You’ll Do
Schedule trades as directed by the Superintendent to achieve tactical daily and strategic project objectives.
Schedule and monitor material deliveries.
Ensure that all labor and material pre-requisites for a scheduled activity are complete before commencing the work.
Direct punch crews as required.
Ensure completed work meets all testing and certification requirements and that it passes all foundation, roofing, structural, fire, and building inspections.
Expedite work crews to make buildings “inspection ready” per schedule.
Perform frame walks and final walks, noting problems and taking corrective action as needed.
Identify damaged trusses, obtain engineer-stamped repair drawings, and initiate repairs.
Note deficiencies and instruct trades to correct immediately.
Match material delivery tickets against actual shipments and cross reference these to Purchase Orders.
Reject incorrect, broken, or defective items, and expedite replacement orders.
Direct that deliveries be placed on the job site to minimize subsequent material handling.
Instruct trades to use materials efficiently and to protect perishable items from sun, rain, or other damage.
Demonstrate and communicate “good practices” to the trades in order to minimize waste, repair, replacement, and rework.
Review plans and contracts before initiating or advocating Change Orders.
For field acquired items, follow established procedures for all purchases and rentals, and keep adequate records.
Measure and check completed work for the monthly trade draws.
Assist at monthly site draw inspections with the architect and owners/lenders.
Implement comprehensive safety program which meets all OSHA requirements.
Inspect work practices, tools, equipment, fall protection, scaffolds, safety devices, etc. on a daily basis.
Conduct weekly safety meetings.
Work with safety consultants during site visits.
Follow and implement company guidelines during OSHA visits.
Assist in preparing agendas for all site meetings, and issue meeting minutes.
Assist in making weekly schedules and processing all field paperwork.
Produce written correspondence as directed.
Meet all turnover walk criteria: level of quality, schedule, etc.
Work with property management representatives and Subs/Vendors to resolve all remaining items.
Assist in quarterly and 1-year warranty inspections.
Review final as-builts.
Assist in preparing final close-out report and lessons learned.
Qualifications
Minimum 3 years Assistant Superintendent experience
Working knowledge of permitting and safety codes
Proven track record of managing vendors and subcontractors
Willingness to travel
Ability to learn and adapt quickly
Strong conflict management skills
Naturally curious and always striving to improve
Self-aware and coachable
Strong communication skills (both written and verbal)
Proven ability to build collaborative partnerships and lead through influence
