Accountable for financial performance, revenue growth, occupancy, expense optimization and maintenance. Maintains strong business partnerships with capital improvement and asset management teams to meet targeted goals at each community. The Area Director will meet or exceed targets in the areas of employee engagement, retention, training, budgeted income and expenses, resident satisfaction, and leasing goals for the assigned regions. ESSENTIAL JOB DUTIES Financial Management Guides and supports Regional Managers and Property Managers in partnership with finance to create annual operating/revenue budgets, ad-hoc analysis, special projects, and lender inspections. Accountable for overall financial results of assigned regions, creating a culture of fiscal responsibility. Inspects and follows up with Regional Managers on financial statements, community activity reports, business intelligence dashboards, maintenance inspections, and KPIs to measure productivity and goal achievement. Oversees the execution of Asset Plans and works closely with Asset Management and other stakeholders on action items when KPIs are not met and to maximize the performance of the asset. Prepares and shares reports and presentations relating to performance/solutions within assigned regions at leadership team meetings, functional reviews, departmental meetings, etc. Partners with finance to create wholistic and accurate financial presentation of performance. Maximizes efficiency, service, and pricing by ensuring effective partnership with Strategic Sourcing on vendor relationships. Partners with accounting to ensure internal controls, audits, and financial accuracy standards are met. Physical Conditions Visits properties to ensure the appropriate quality and service standards are maintained to align with the Asset Plan and market conditions. Provides feedback to appropriate parties on curb appeal, maintenance, housekeeping, and overall operational effectiveness. Partners with capital improvement and asset management teams on recommended improvements, enhancements, and replacement projects. Works with capital improvement/asset management team to provide insight to project managers on upcoming projects, stay up to date on scheduling, and provide feedback when appropriate. Partners with corporate maintenance to monitor performance metrics for on-site maintenance team and emergency on-call program. Sales/Marketing/Revenue Management Oversees Regional Managers to ensure rent growth, occupancy, and resident retention goals are achieved. Utilizes the revenue management system, competitive data, and business intelligence reporting to identify areas of success and opportunities for assigned regions. Actively involved in all Revenue Management calls and ensures accountability on action items. Regularly analyzes closing ratio of leasing teams and follows up with Regional Manager in areas of need. Main ains thorough product and market knowledge on all assigned communities, monitor trends, and act on findings. Resident Satisfaction Maintains high level of resident satisfaction within assigned regions. Closely monitors resident experience data, online reputation data, and net promoter scores. Celebrates high achievement with teams, and coaches for improvement when results are not meeting standards. Ensures prospect and resident satisfaction results are shared with staff. Follow up with Regional Managers to provide training as needed to improve results. Works with Regional Managers and Property Managers with elevated property or resident satisfaction matters. Employee Engagement Accountable for hiring, training, and retaining aspirational talent within assigned regions. Ensures Regional Managers make this a priority within their regions. Actively involved in the recruitment process for all Property Managers. Ensures required training is completed within assigned regions. Inspires the team to achieve the highest level of performance. Sets the example for living our core values and maintaining our employee-first culture. Actively involved in communicating all updates, initiatives, and changes that impact site teams. Partners with Human Resources, Regional Managers, and Property Managers with elevated employee relations matters. Conducts quarterly skip level meetings with all property managers in assigned regions. Identifies common themes or concerns and addresses with appropriate leaders. Strategic Planning Actively involved in process improvement, managing projects, OGSM and SIM development for Property Management and the company. Recognizes industry trends and is proactive and forward thinking to meet the future needs of the business. Develops Regional Managers to create effective solutions that meet the company objective in people, profit, and growth. Develops strong partnerships and collaborates well with all corporate team members and departments. Industry Involvement Represents the company/industry at key events, such as volunteering to present at conferences, participating in panels, or facilitating training to market ourselves in enhancing recruiting efforts. Monitors laws, regulations and industry best practices affecting the industry and organization. Supports human resources team in volunteering at universities and with non-profit partners to gain a competitive advantage with staffing. Leadership Leads, directs, and develops regional managers and ensures effective support to all internal customers. Develops and guides employees within assigned regions. Hires, develops, engages, and retains aspirational talent within assigned regions. Coaches, and provides ongoing feedback to the team ensuring high work quality and collaborative interdepartmental relationships. Leads team to ensure timely delivery of all operational initiatives. QUALIFICATIONS EDUCATION AND EXPERIENCE: Bachelor's degree with a focus in Real Estate, Business, or related discipline, or equivalent experience. 7 years of progressively responsible experience leading multiple sites or as a Regional Property Manager of more than 1000 units. CPM or CRM designation preferred. YARDI experience strongly preferred. Demonstrated competency in leading others to achieve measurable results in the areas of people, profit, and growth.
