　　ESSENTIAL FUNCTIONS:

　　· Oversees daily operations and assignments of work orders for both medical centers and applicable outlying Mercy One properties.

　　· Data entry included but not limited to the Facility One work order system. Creates, changes, WO’s, PM’s, and organizes and distributes them to staff. Create; remove new users in work order system.

　　· Responsible for facilitating the ordering/repairing and maintenance of equipment

　　· Assists Facilities Director in the development and monitoring of the operating and capital budgets

　　· Assists the Facilities Director with the coding/processing of invoices and timecards

　　· Assists Facilities Director with performance evaluations and all other personnel matters

　　· Assists Facility Compliance Coordinator in creating and maintaining regulatory documents for JCAHO, Fire Marshall and other regulatory bodies

　　· Maintains clean and safe environment.

　　· Responsible for the training/maintenance/operation of a fully functioning fire alarm system, Automatic Doors, Elevators, Pneumatic Tube System, etc and other misc equipment used to sustain the hospital.

　　· Ability to run the department when the Facilities Director is out of the department

　　· Provides Customer Loyalty development and coaches others in these skills.

　　MARGINAL FUNCTION:

　　· May be working at Mercy One Des Moines or Mercy One West Des Moines Medical Center

　　· Responsible for understanding SOP (Standard Operating Procedure) for the Power Plant in emergency situations at Mercy One West Des Moines Medical Center

　　· Provides adjunct assistance to Facilities team at Mercy One Newton Medical Center

　　· Will rotate “on call” in conjunction with the Power Plant Supervisor

　　MINIMUM KNOWLEDGE SKILLS AND ABILITIES REQUIRED:

　　· High school degree or GED, some college preferred

　　· Computer knowledge including but not limited to Outlook and internet skills.

　　· Three (3) years general maintenance experience in a healthcare environment required

　　· Associate/bachelor’s degree or equivalent work experience required.

　　· Ability to communicate effectively, verbally and in writing with supervised employees and with management

　　·Valid Iowa Driver’s/Chauffeurs License required, with accident free driving record for last three years and at least 18 years of age.

　　· Proof of current personal automobile insurance as required by Iowa law.
