OBJECTIVES :
Supervise Facilities team and delegate daily activities.
Responsible for performing repair and maintenance tasks, ensuring all facility equipment within the San Diego site and spaces are properly functioning, clean and compliant with applicable state/county regulations and Company policies.
Performs corrective maintenance and routine preventative maintenance on facilities equipment following Standard Operating Procedures (SOPs). Completes work orders, logs and forms following documentation practices.
Partner with third-party vendors and cross-functional teams (EHS, Facilities) to oversee equipment performance within the site to ensure optimal equipment operation and scalability. This includes scheduling preventive maintenance, calibration, installation, and service requests and reports.
ACCOUNTABILITIES:
Perform daily rounds of facilities equipment and spaces, recording critical equipment parameters in system logbooks
Coordinates preventative maintenance and repair tasks on major facility systems and infrastructure including; normal and emergency electrical power and lighting systems, distributed compressed gases, laboratory vacuum, RO/DI water systems, CDA, sanitary facilities, industrial and domestic hot water and plumbing systems
Perform intermediate level operations, repair and maintenance on complex HVAC systems, including chilled water system, heating hot water system, evaporative condenser water cooling and filtration system, laboratory air-handling units and exhaust fans, variable frequency drives, pumps, reheat coil and fan coil units, serve as a point of contact for building issues, including: climate control, unusual odors, smoke, spills, leaks, and other emergencies
Maintain intermediate-level operations with computerized direct digital control system. Perform equipment control, monitoring and troubleshooting from system, locally and remotely while on-call
Partner with third-party vendors and contractors to ensure work is completed in accordance with Company specifications and agreed upon standards
Perform minor carpentry and plumbing installation and repairs, basic electrical circuit troubleshooting and installations, determine when outside vendor assistance is required
Oversee minor repair and installation of laboratory equipment
Relocate, install, reconfigure office furniture, fixtures, and equipment
Coordinate and assist with office moves as requested
Perform set-up and take-down of conference facilities as required
Backup Associate Director, Facilities Operations with on-call duties
Performs other duties as required
EDUCATION, EXPERIENCE, KNOWLEDGE AND SKILLS:
Must have a minimum two-year certificate in a technical field, High school diploma/GED required, building trades or building utilities program, or equivalent military experience
Biotech, HVAC trade experience, pharmaceutical, or other laboratory building systems repair and maintenance experience is required
Ability to read and understand technical manuals and wiring schematics
Must have good customer service skills and promote a teamwork environment
Minimum 3-5 years of experience in the maintenance trades
Strong PC literacy including knowledge of Microsoft Outlook, Word, Excel, and PowerPoint
Good verbal and written communication skills.
Experience with DDC building control system (Siemens preferred, Desigo CC)
Knowledge of general facilities safety practices and procedures
Knowledge of electrical, plumbing, heating and air conditioning troubleshooting, repairs and maintenance
Ability to work with equipment up to 50 pounds
Ability to read and understand facilities drawings, handbook formulas, and a variety of maintenance and repair related equipment, including measuring instruments (caliper and scale)
Available to support facilities activities during off-hours (on-call)
PHYSICAL DEMANDS:
Ability to work with equipment up to 50 pounds
Ability to work on a ladder for routine actions such as replacing light bulbs and ceiling tiles
Good manual dexterity, with the ability to use hand-tools
TRAVEL REQUIREMENTS:
No travel requirements expectedBase Salary Range: $64,400 to $92,000 ; may also be eligible for Short Term and Long-Term Incentive benefits. Employees are eligible to participate in Medical, Dental, Vision, Life Insurance, 401(k), Charitable Contribution Match, Holidays, Personal Days & Vacation, Tuition Reimbursement Program and Paid Volunteer Time Off.
The final salary offered for this position may take into account a number of factors including, but not limited to, location, skills, education, and experience.
