The Maintenance Technician assists and supports operation, inspection, andmaintenance processes to mechanical, electrical and plumbing equipment andsystems in assigned facilities. Performs inspections and repairs to assignedproperty interior and exterior areas, including walls and flooring,installed fixtures, roofing systems, lighting, etc.
Responsibilities:
Inspect buildings, grounds and equipment for unsafe or malfunctioningconditions.Conduct periodic general preventative maintenance on the mechanical,electrical, HVAC, and plumbing systems.Assist with installation and modification of building equipment systems.Respond quickly to emergency situations.Replacement of lamps, ballasts and other electrical equipment as required.Perform, electrical and plumbing repair and troubleshooting.Perform and/or oversee water treatment and testing.Perform all assigned work so as to ensure the safety of the building'stenants and the continuous operation of the site.Chief or Lead Engineer will prioritize service calls and follow-up uponcompletion.Troubleshoot, evaluate and recommend equipment/service upgradesCoordinate maintenance efforts with outside contractors and technicians whenwork cannot be performed in-house. Coordinate contractor, tenant andmanagement approvals for work orders that require the use of an outsidecontractor. Maintains log of work order details.Orders parts and supplies as required, and maintains stock and inventorycontrol.Be responsive to tenant complaints in the areas of safety, plumbing,mechanical, electrical and environmental needs through both personal contactand work order systems.Prepare and maintain maintenance logs and records.Ensure the cleanliness and appearance of all work areas.Perform exterior and interior inspections as assigned.Perform minor painting duties as assigned when work can be performed in house.Assist with moves/adds/changes and event setups.Work with Lead and Chief Engineer on daily direction.Assist with snow removal when required.Turn in completed work orders to Lead Engineer.Must be willing to be on-call.Perform other duties as assigned.
