Job Summary:

  Under direct supervisor from the Community Manager, the Maintenance Superintendent is responsible for the preservation and upkeep of the property. The Maintenance Superintendent will be aware of and operate within OSHA (Occupational Safety and Health Act) Standards and company safety policies and procedures at all times. Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.

  Essential Job Duties and Responsibilities:

  Practice OSHA standards and company safety policyContinuing education of safety training as required by company and/or State and Federal LawComplete a hazard assessment form before beginning any taskUtilize proper safety equipment when exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shockKnowledge of all maintenance requirements for the propertyEnsure all repairs are compliant with local building codes, permitting and regulationsKeep accurate records regarding preventive maintenance, work orders, unit refurbishing, annual inspections, and inventories in accordance with procedures established in company procedures manualParticipate in a standby emergency schedule for evening, weekend and holiday coverageResponsible for performing scheduled maintenance on all equipment, based on the manufacturers recommendations and operating manualsRegularly inspect all apartment units, buildings, and common areas, performing repairs and janitorial assistance in accordance with procedures manualMaintain the grounds in accordance with the schedule set forth in the procedures manualProvide training for colleagues from other communities, when appropriateFrequent no less than twice a day verbal and written communication with Community ManagerResponsible for reporting unusual or extraordinary circumstances regarding the property, co-workers, or residentsResponsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all timesResponsible for being aware of all contractual obligations relating to maintenance to keep the Community Manager abreast of any incidents of non-compliance from vendorsMust have A/C certificationand knowledge of property HVAC units. The on-site Maintenance department must be able to troubleshoot the system and make repairs to fan motors, thermostats, contractors, etc. On-site maintenance will, under no circumstances, make repairs to any components involving the Freon system, to include replacement of components containing Freon, ecovery of Freon from the system or addition of Freon to the system unless properly certified. At no time under any circumstances is Freon ever to be vented into the atmosphere. Failure to comply will result in immediate terminationEnsure storage areas and entrances are locked and adequate lighting of areas is maintained at all timesObtain a state license for application of pesticides, if required, and under general direction of the Regional Manager or Vice President, exterminate apartment units and common areas in accordance with the company procedures manualPerform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.Perform replacement and repair of broken glass, tile, screens, draperies and locksPerform carpentry work, such as fitting doors, freeing windows, replacing and building shelves and refinishing floorsRedecorate vacant units, including painting, cleaning of appliances, vacuuming and other related tasks required to prepare a unit for re-occupancyAssist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in the common areasResponsible for maintenance and repair, where applicable, of all amenities such as pools, spas, ponds, fitness equipment, etc.Assist other team members when necessaryKnowledge, Skills and Abilities (KSAs):

  Read, understand and follow instructions contained in handwritten/printed service requests, provide handwritten/typed responses to same, and complete handwritten/typed reports in accordance with company proceduresRead and understand various manuals, instructions and other printed materials, such as regulation manuals, procedures manuals, warning labels and directional labeling on materials needed to perform various tasksWork under time constraintsStay aware of all work-safety requirements pertinent to the positionTravel for the purpose of conducting property business.Must have a valid drivers licensePosition requires incumbent to have the tools and equipment generally associated with the field of multi-family apartment maintenance, along with experience in using specific tools and equipmentWillingness to accept other tasks and responsibilities that may not be strictly related to repair and maintenanceProficiency in reading, writing and speaking English is requiredLimited computer literacyComplete tasks assigned in a reasonable amount of timeCommunicate effectively with co-workers, residents and vendorsEducation and Experience:

  Incumbent must possess some type of formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, refurnishing and cleaning, and air conditioningHigh School Diploma or Equivalent requiredA/C Certification requiredPhysical Demands:

  Must be able to safely access all areas of the propertys grounds, regardless of grounds conditions and/or weather conditions, including multilevel structures, with or without the aid of an elevator.

  Frequently, and possibly, for long periods of time: walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl

  Specific vision abilities are required by this job to include: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to focus

  Safely lift and carry weights up to fifty (50) pounds without assistance
