ESSENTIAL JOB FUNCTIONS: Supply & inventory control Performs generalbuilding and grounds maintenance and repair, to include withoutlimitation, physically performing carpentry, furniture/equipmentassembly, painting, VCT stripping/waxing, light tree limb trimming,firewood prep & storage, and event preparations/clean up. Arranges torent or otherwise acquire required commercial equipment for tasks to beperformed. Repairs & maintains YMCA owned light duty commercialequipment such as vacuums, floor cleaning machines, chainsaws, powerwashers, and other YMCA owned maintenance tools & equipment. Assistswith diagnosing maintenance and repair needs including determining needfor independent contractors such as cleaning, electrical, HVAC,landscaping, masonry, plumbing, and snow removal. Responsible to confirmand record the operations, and/or operational readiness, andfunctionality of the building systems, may include without limitation,fire alarm, fire sprinkler, security alarm, emergency lighting andsignage, emergency egress, building access control, electronicmonitoring and recording, fuel distribution, elevators, generators,communications, disposal, sanitary, domestic water, plumbing, electric,heating, cooling, and ventilation. Inspects YMCA owned property buildingenvelopes for structural and physical integrity, including waterproofingand protective finish applications, masonry, glazing, fire escapes,roofing, building entry and access, pedestrian traffic surfaces,concrete, asphalt, and other physical construction components andsystems. Assists in identifying similar issues with all YMCA leasedproperties and communicating concerns to supervisors. Assists with theprocess for contracting the maintenance and repair of all buildingsystems, including scope development (if necessary), competitivebidding, securing proper approvals, scheduling, implementation,qualifying and directing subsequent repairs and maintenance necessaryand maintaining all records accordingly. Assists with the collaborationbetween applicable program Directors, for the compliance, permitting andcertification requirements, including all local, state and federalinspections, and other agencies having jurisdiction. Collaborates withthe Aquatics Program to assure all pool systems are monitored, recorded,and functioning as designed, including the proper chemicaladministration and related inventory, and aids with scheduling complexrepairs and/or replacements as necessary. Assists with supervisingassigned staff of maintenance techs and contracted cleaning servicesproviding guidance, leadership, and training, in a structured andscheduled manner, to assure that the established standards ofcleanliness, repair, and coverages are achieved. Administers andmaintains an automated work order system to maximize productivity andaccountability. Driving for facility work, facility monitoring,meetings, training, equipment & supplies transport, and inter-officemail. Follows all federal, state, and local laws and regulations.ADDITIONAL JOB FUNCTIONS Responds to emergency facility needs duringnon-business hours. Maintains all required certifications. Monitor,report, and provide feedback for all employee related accidents. LEVELOF RESPONSIBILITY AND ACCOUNTABILITY: Team Leader - This job has directsupervisory responsibility for staff with input into hiring,performance, and other employment decisions MINIMUM JOB REQUIREMENTS:Education and Experience: Minimum of High School diploma or anequivalent diploma such as a GED At least five years of experience withcommercial building maintenance, janitorial and grounds maintenanceelectrical, plumbing, carpentry, and HVAC systems.
