Skills/Duties and Responsibilities:
Duties require the technician to independently monitor, troubleshoot, and perform or coordinate preventive maintenance (PM), predictive maintenance (PdM), corrective maintenance (CM – repair), and installation of equipment and control systems involving single or multiple integrated systems.
Specific duties include:
· Visually inspect assigned equipment to identify problems such as leaks, unusual noises & smells, excessive temperature, proper fluid levels, filter cleanliness, power supply problems, electrical distribution equipment trouble, motor maintenance, control and instrumentation anomalies, and perform follow-up repairs or coordinate to make repairs when problems are found.
· Accurately record information related to maintenance activities in Computer Maintenance Management Systems (CMMS), including the creation, editing, and closing of work orders in a timely manner.
Maintain, troubleshoot, and repair testing equipment and systems that include:
· HVAC systems
· Compressors, chillers, roof top units, air handling units
· Piping, steam control valves and steam traps
· Environmental chambers, controllers
· Pumps and exhaust systems
· Motors and fans
· Mechanical, hydraulic, pneumatic, and electrical systems maintenance
Additional duties Include:
· Manage the process of preventive maintenance tasks and repair work orders within CMMS
· Assist with developing maintenance job plans and standard practices for equipment
· Write work instructions and safe job analysis for maintenance tasks and train other maintenance and test technicians.
· Communicate daily with equipment operators, test technicians and leaders on equipment functions, overall conditions and concerns
· Conduct, develop, maintain, and continuously improve the preventive maintenance program
· Identify spare parts and help manage vendor service reps and contractors, as required
· Must be a self-starter that can operate with minimal supervision. Must be able to work independently but will also function as a member of a maintenance team.
· Must be capable of safely stopping work when interrupted.
· The successful candidate will be required to become familiar and comply with company and Jacobs and Client policies for safety, security, and the rules associated with outside contractors working on-site.
Here's What You'll Need:
MINIMUM EDUCATION, EXPERIENCE, TRAINING, AND /OR SKILL REQUIREMENTS:
Requirements and Qualifications:
· Holding a Universal CFC certification/license is required.
· Excellent writing, communication, listening and comprehension skills.
· Experience with CMMS systems, Microsoft Excel, Outlook, Word and PowerPoint preferred.
· Required to assist with determining spare parts, preventive maintenance (PM) and service requirements.
Required Minimum Education and Experience:
· Trade school education or apprenticeship in a technical field such as HVAC/R or Associates Degree (or equivalent) in Mechanical Engineering Technology, or Electrical Engineering Technology.
· 4+ years of maintenance experience on industrial HVAC systems equipment such as, compressors, chillers, environmental chambers, pumps, and boilers. Training will count towards experience.
· Installing, maintaining and repairing ventilation and air conditioning systems and equipment.
· HVAC systems maintenance, including cleaning, adjusting and repairing.
· Identifying maintenance risks on equipment.
· Diagnosing electrical and mechanical faults for HVAC systems.
· Repairing and maintaining pipe systems, supports, and related equipment.
· Knowledge and experience using a variety of tools measuring and marking pipes for threading and cutting pipes to specifications.
· Must be able to read and interpret blueprints, technical literature and manufacturers specifications.
· Experience with Computerized Maintenance Management Systems (CMMS), e.g., Maximo, CWorks
· Able and willing to work to 10% overtime.
