JOB DESCRIPTIONSummary/Objective: The employee performs skilled work in the maintenanceof heating and cooling systems in all district buildings. The emphasis is ontroubleshooting, optimizing performance of equipment, installing newequipment and upgrading older equipment. Work is conducted with littlesupervision. Work methods and procedures usually are determined by theemployee and results are assessed by the supervisor. The employee maysupervise the work of a small number of employees.
Essential Functions:Performs work according to printed information on the Facilities Departmentwork order system.Accomplishes duties of mechanical maintenance and repair without directsupervision on a daily basis.Diagnoses trouble in cooling and boiler control circuits, supply, andreturn systems, and repairs, replaces, or modifies the malfunctioning unit.Calibrates and adjusts thermostats to maintain a proper balance of temperaturein classroom and work areas.Services, adjusts and maintains flame safeguards on boilers, reads stacktemperatures and gases and adjusts burners for most efficient combustion.Overhauls and maintains large air conditioning and cooling towers.Directs the activities of other technicians.Operates heavy equipment or other tools as needed.
